Position Summary :

Bellwether Housing is looking for an to help support the oversight of the day-to-day operations at one of our properties.

This role will assist the Site Manager with marketing, leasing, resident engagement, and other administrative tasks. The property is in Belltown and offers one-bedroom apartments for senior households whose incomes qualify under HUD and other affordable housing regulations.

Our Site Management teams play a crucial role in advancing our goals of strengthening our communities and helping our residents thrive.

Schedule :

Tuesday - Saturday, 8 : 30am - 4 : 00pm, with flexibility. Some evening or weekend hours may occasionally be required to meet the needs of leasing appointments.

Final scheduled determined by supervisor.

Assistant Site Manager Responsibilities :

  • Provide on-site office hours and management support.
  • Ensure excellent customer service to residents, prospective residents, and community partners.
  • Assist with ordering office supplies and ensuring that office and storage rooms are kept organized and stocked.
  • Be the primary person responsible for marketing and leasing both properties.
  • Help with rent collection, maintaining resident parking roster and contact information.
  • Help manage property waitlist, respond to leasing inquiries, schedule leasing appointments with prospects, and review housing applications to determine eligibility.
  • Assist with move-in / move-out tasks with residents, processing SODAs, inspections, scheduling cleaning and other tasks to ensure unit-readiness.
  • Help maintain resident files, participate in routine building inspections / audits, and ensure property is operating in compliance with applicable laws and funder requirements.
  • Apply conflict resolution while addressing resident complaints and adhering to Bellwethers Resident Concern and Grievance process.
  • Enforce rules and lease provisions, help Site Manager distribute legal notices while following Landlord Tenant Law and other legal ordinances.
  • Communicate regularly with Site Manager and Portfolio Manager regarding operations, challenges, safety / security concerns, or suggestions for improvements.
  • Collaborate with Site Manager and Compliance team to confirm eligibility for completed housing applications and keep updated on status of interim / annual recertifications for existing households.
  • Collaborate with Site Manager and Facilities team to provide excellent, prompt service to residents maintenance requests, unit turn process, vendor relationships, inspections, and to ensure property is maintained to high standards.
  • Collaborate with Site Manager, Resident Services team and external social service providers / case managers for resident needs, resources, care conferences, and building events.
  • Actively participate in team and agency meetings and / or trainings by engaging in conversation, providing feedback, troubleshooting issues, seeking solutions, and promoting equitable and inclusive practices.
  • Travel to other Bellwether sites or locations as needed for coverage support, trainings, or meetings.

Requirements

Minimum Requirements :

  • 1-year residential property management, leasing, or high-volume customer / human service role.
  • High school diploma, GED or equivalent education.
  • Exceptional customer service aptitude, including problem-solving skills and the ability to respond quickly and tactfully to both internal and external customer requests.
  • Ability to exercise discretion and confidentiality.
  • Knowledge of and experience working with a diverse population.
  • Ability to follow instructions accurately and work with minimal supervision.
  • Dependable, highly motivated and organized individual, skilled at meeting deadlines and producing high quality work.
  • Good oral and written communication skills and ability to communicate in English.
  • Ability to work independently and as part of a team.
  • Basic proficiency / Regular user of Microsoft Office including Word, Excel, and Outlook.
  • Have access to reliable transportation and be able to meet all traveling requirements of the position.

  • The ability to walk stairs, operate common cleaning tools, and occasionally lift up to 10 pounds.

Desired Qualifications :

  • Prior property management industry experience.
  • Experience working directly with LIHTC, HUD, Section 8, or other subsidized housing programs.
  • Experience with Fair Housing and local Landlord Tenant Law.
  • Completion of WSHFC Fundamentals and Advanced training workshops.
  • Proficiency in Yardi or equivalent property management software.
  • Familiarity with service-enriched housing programs, such as Sound Families and HOPWA.
  • Demonstrated ability to build effective partnerships with community constituencies and social service agencies.
  • Experience working with social service programs for diverse populations and making referrals as appropriate.
  • Prior cleaning and light maintenance experience in a work environment.
  • Experienced in de-escalation techniques.
  • Recent completion of Equity, Inclusion and Anti-Racism training and / or experience.
  • Bilingual or multilingual.
