MECHANIC-PORTER

Description :

BASIC FUNCTION : Maintains LESC buildings in repair including plumbing, electricity and maintenance of all facilities. Maintains and cleans all common areas of the building, both inside and outside, keeping them decent, safe and sanitary.

MAJOR DUTIES :

• Identifies and repairs maintenance problems such as (HVAC, electrical, plumbing and mechanical).
• Maintains air conditioners by cleaning filters and condensers monthly.
• Checks smoke detectors, emergency lights and locks on fire exits to ensure that they are safe and operational monthly.
• Changes fuses, light bulbs and ceiling tiles when required.
• Unclogs drains, toilets and sinks.
• Monitors oil and boiler temperature.
• Uses meter to measure U.V. lighting.
• Assists in conducting fire drills.
• Sets up chairs, podium, TV / VCR, microphone and overhead projectors upon request.
• Tags equipment of fixed assets as part of the inventory control program.
• Provides on call 24-hour coverage.
• Cleans, sanitizes, mops, washes and maintains common areas including dining area, bathrooms, (done daily) elevator, lobby, hallways, waiting areas, roof drains and laundry rooms if applicable.
• Empty and place trash in appropriate receptacles outside of the building on identified days.
• Sweeps and cleans in front of building.
• Removes snow on snow days / storms and puts salt down in order to keep the area safe for building, building occupants and the general public.
• Replenishes toilet accessories and request replacement accessories as needed.
• Maintains the walls free of graffiti and cleans windows, walls and other identified surfaces.
• Assists tenants in moving belongings in and / or out of the building if applicable.
• Transports supplies into the building.
• Assures residents and staff safety while cleaning by posting appropriate signs.
• Fills in for other Facility Mechanics or Porters who are on vacation or out for the day.
• Expected to be on site during emergency situations.
• Performs other duties as requested or assigned as Facility Mechanic or Porter.

SCHEDULE : Full-time

1) Monday-Friday; Mon / Wed / Fri 12PM-8PM, Tues / Thurs 8AM-4PM

2) Tuesday-Saturday; Tues / Thurs / Sat 8AM-4PM, Wed / Fri 12PM-8PM

RATE : $34,580 - $35,900 / year

Requirements :

QUALIFICATION - EDUCATIONAL AND PROFESSIONAL EXPERIENCE :

High School graduate, GED and / or Trade School Diploma and 1-2 years experience in building maintenance (HVAC, plumbing, painting and electrical).

Must provide own hand tools.
