We are seeking a dynamic and experienced Permanent Superintendent to join our team. The successful candidate will have a proven track record in the construction industry, specifically with podium mixed use, multi-family, and commercial construction.
This role involves overseeing the planning, scheduling, and implementation of construction projects, ensuring they are completed in a timely and cost-effective manner.
The Superintendent is responsible for managing all aspects of construction projects, including coordinating workers, materials, and equipment, ensuring that specifications are being followed, and work is proceeding on schedule and within budget.
Responsibilities
- Oversee and direct construction projects from conception to completion.
- Review the project in-depth to schedule deliverables and estimate costs.
- Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations.
- Coordinate and direct construction workers and subcontractors.
- Review the work progress on a daily basis.
- Plan ahead to prevent problems and resolve any emerging ones.
- Negotiate terms of agreements, draft contracts, and obtain permits and licenses.
- Analyze, manage and mitigate risks.
- Ensure quality construction standards and the use of proper construction techniques.
- Manage the planning and execution of construction tasks in line with project schedule.
- Prepare internal and external reports pertaining to job status.
- Work closely with project team to maintain and update project schedule using P6 Scheduling.
- Utilize Bluebeam for project submittals and RFI's.
- Implement cost control measures to ensure project profitability.
- Ensure all project resources are used efficiently and effectively.
- Maintain a safe, secure, and healthy work environment by adhering to and enforcing safety codes.
Qualifications
- Minimum 5 years of experience as a Superintendent in the construction industry.
- Proven working experience in construction management, specifically with podium mixed use, multi-family, and commercial construction.
- Advanced knowledge of construction management processes, means, and methods.
- Expert knowledge of building products, construction details, and relevant rules, regulations, and quality standards.
- Understanding of all facets of the construction process.
- Familiarity with construction management software packages, particularly P6 Scheduling and Bluebeam.
- Ability to plan and see the big picture .
- Competent in conflict and crisis management.
- Excellent time and project management skills.
- BS degree in construction management, architecture, engineering, or related field is preferred.
- Experience with parking garage construction is a plus.
- Excellent communication and negotiation skills.
- Strong leadership and management abilities.
