As a BMC Property Manager, you are responsible for all phases of apartment building operations and management. You will oversee three smaller properties, The Diplomat, 1630 Park and 2231 Ontario in NW DC, in total 170 units.

You will carry out specific duties in a timely and cost-effective manner and provide support to senior management to resolve building-related issues.

Primary Responsibilities*

Management

  • Ensure team members are performing at an optimal level and are motivated and engaged
  • Provide continuous feedback to develop team members
  • Recruit and retain a team of service-oriented, business-minded property management professionals consistent with standards of being the best in the industry by setting goals, creating a collaborative work environment, recognizing team efforts, coaching through challenges and supporting career path goals
  • Promote and cultivate BMC's core values emphasizing service, teamwork, continuous improvement to achieve results
  • Continually working to increase income and minimize operational costs to achieve the highest possible portfolio net operating income through implementation of effective cost control and revenue improvement programs
  • Review monthly financial reports and actual performance to budget monthly
  • Implement or direct the implementation of all policies and procedures as authorized in the Company policy and procedures manuals.

Ensure compliance as necessary

  • Establish relationships in the real estate industry to benefit the Company and assist with its marketing goals.
  • Other duties as assigned.

Leasing

  • Promote a sales culture where everyone at the property level understands that their main role is to lease apartments and retain residents.
  • Collaborate with Revenue Management team in setting rents and positioning the property. Review weekly, taking into account lease expirations, make-ready costs, etc.

  • Participate in establishing each property's pricing strategy. Additionally, develop and implement appropriate rent renewal strategies and sales and marketing plans to effectively maximize rental income
  • Maintain an ongoing, in-depth knowledge of the market, market rents, market trends and demographics to gain a competitive edge.

Vendor Management

  • Schedule company-authorized contractors and vendors to prepare vacant apartments for move-in and monitor all work in progress.
  • Perform cost analysis and comparison when required.
  • Ensure vendors' performance is effective, efficient, and safe.
  • Approve invoices for payment.
  • Other duties as assigned.

Resident Relations

  • Respond to residents' concerns and after-hours issues in a timely, professional, and respectful manner.
  • Address noise complaints from residents in writing.
  • Prepare and send resident correspondence using RentCafe.
  • Encourage resident retention through relationship-building and excellent customer service.
  • Other duties as assigned.

Building Inspection

  • Oversee physical inspections of all areas of the property in order to evaluate the condition relative to health, safety, risk management, asset preservation, customer service, and company standards.
  • Recommend and assist with executing needed capital improvements.
  • Other duties as assigned.

Required Education and Experience

  • At least three to four years of property management experience
  • At least one year managing a team
  • Highschool diploma

Yardi experience (property management accounting software)

The market-based pay range for this role is $76,000 to $92,000 annually (plus additional bonus incentives). The final salary offered will generally fall within this range and is dependent on various factors including but not limited to the responsibilities of the position, experience, skill set, internal pay equity and other relevant qualifications of the applicant.
