Position Overview :
The Project Manager, Capital Projects will work in collaboration with the Capital Planning team during the planning, design, and construction phases of development projects across AlerisLife’s managed and owned properties.
The Project Manager is responsible for the overall coordination, implementation, execution, control and completion of construction projects in our senior living communities.
Projects include repositioning and major building renovations. In addition, the candidate must have the ability to interact with all levels of management to ensure the success of projects from start to completion.
The Project Manager will work in close collaboration with the Capital Projects Director of Design & Construction Management, the Capital Underwriting Director, the Senior Director of Capital Projects, the General Counsel, and the operations team.
Key Responsibilities :
Project Design and Planning
- Help develop project charters for each development project, clearly articulating the project vision, base building requirements, performance metrics, design principles, budgets, schedules, and all other desired outcomes.
- Effective at delivering formal presentations; have advanced knowledge of preconstruction and construction means and methods, estimating, scheduling, cost control, and material pricing and design management.
Team Collaboration and Management
- Work with the Capital Planning Team, engaging, directing, and managing engineering consultants, architects, construction companies, outside project managers, and other project participants to complete projects on time, within budget and to the targeted quality standards.
- Manage and coordinate regular project team meetings throughout the pre-development period, development, and construction phases.
Resource Identification and Management
- Identify project delivery resources from pre-qualified lists or through individual project qualification processes.
- Identify project delivery resources from pre-qualified lists or through individual project qualification process; prepare request for proposals, complete bid analysis, lead evaluation interviews, and recommend additional external resources as needed for project completion.
Oversight and Compliance
- Provide oversight for the performance of, and compliance with, consultant, design, and construction contracts.
- Review and interpret plans, specifications, and related project documents, coordinating all building plans and project documentation through entitlement and site / building construction approvals.
Project Tracking and Reporting
- Track progress of each project against quality, cost, and delivery goals. Report status and variances, and create action plans to meet objectives, budget, and schedule.
- Manage and track project pay requests, invoicing, change orders, and conformance to the approved project budget.
Documentation and Standards
Demonstrate capability to read, understand, and apply standards to complex documents affecting real estate projects, including agreements / contracts, leases, work letters, surveys, and drawings.
Experience / Skills :
- Bachelor’s Degree in Engineering, Construction Management, Architecture or related field.
- Basic understanding of building law and administrative matters concerning the design, permitting and construction of large-scale projects.
- Advanced knowledge of financial terms and principles as they relate to development projects. Ability to calculate complex figures, and forecast and prepare budgets.
- Experience preparing reports to senior management.
- Ability to collaborate with members of Capital Planning Team, outside project managers, site supervisors, general contractors, planners and subcontractors.
- Minimum of 8-10 years of project management experience with major redevelopment projects within commercial real estate.
- Understanding of project contracts, leases, change orders and related documents.
- Exceptional organizational and follow-up skills required along with the ability to multi-task and bring individual issues to timely closure.
- Thorough understanding of Microsoft Office products, CRM software, reporting.
- Ability to Travel 50-75%
