The Maintenance Technician conducts all business in accordance with Gates Hudson Community Management's established policies and procedures, and laws from state and federal organizations, e.

g., the Occupational Safety and Health Act, Americans with Disabilities Act, Fair Housing Act, etc.

Responsibilities include :

  • Perform daily property walk-throughs to identify deficiencies within and outside of buildings.
  • Provide lists of deficiencies within the building to the Portfolio Manager.
  • Become familiar with the property including the mid-rise building and two garden buildings.
  • Know the location of equipment, types of equipment, major property components, contracted work, personnel, etc. Control the use of parts.

Provide quality workmanship and maintain inventory of frequently used parts.

  • Maintain stock rooms, maintenance workshops, storage spaces, and the maintenance technician's office.
  • Communicate with vendors / contractors and facilitate their access to the property to perform services.
  • Comply with association policies and procedures for units and common areas.
  • Follow reporting procedures. Perform Board of Directors / Unit Owner common area requests for service promptly and efficiently.
  • Promote goodwill among residents, employees, and contractors.
  • Comply with policy regarding entering occupied units.

Preventative Maintenance :

  • Be knowledgeable of pertinent laws, and the Environmental
  • Protection Agency and the Occupational Safety and Health Administration regulations governing proper storage and management of hazardous materials, including solvents, flammables, and freon.
  • Schedule and perform routine preventative maintenance on all appropriate equipment, including biannual convector / HVAC unit cleaning, as directed by the Portfolio Manager.
  • Provide and update maintenance technician report / action item list.

Routine Maintenance :

  • Perform emergency repairs including corrective measures and necessary clean-up.
  • Operate and maintain boilers, mechanical equipment, and controls for continuous heat, air conditioning and hot water.
  • Diagnose and perform minor and routine maintenance / repairs, as directed, involving the following daily :
  • Electrical and plumbing (including waterlines) A / C and heating systems
  • Appliances (when applicable)
  • Stairs, fences, patios, railings
  • Tile, carpet, flooring
  • Roofing, gutters, fasteners; Interior / exterior lights, ceiling fans
  • Shutters, doors, cabinets, windows, sliding glass doors; Boiler, gas and electric; Door locks
  • Security systems (where applicable)
  • Ceiling and wall leaks
  • Dry wall
  • Report all major repairs and need requisitions to the Portfolio Manager before any expenditure of funds
  • Remove and transfer heavy appliances and equipment from the storage area to the apartment (or vice versa) as circumstances

warrant.

  • Assist in moving abandoned furniture, appliances, etc. to a dumpster when necessary.
  • Be knowledgeable of inventory levels of spare parts and supplies and informs Portfolio Manager. Assist in keeping grounds neat and free of litter.
  • Rake, sweep, and shovel as circumstances warrant.
  • Take monthly water consumption readings.
  • Possess and / or provide tools necessary to perform all corrective and preventative work. (Exceptions : heavy pipe wrenches, pulleys, chain-falls, drain snakes, scaffolding.)
  • Monitor generator function and maintenance. Clean-up after repairs or at end of the day.

Safety :

Be aware of the condition of unit property throughout the community and immediately initiate action to correct unsafe conditions, e.

g., broken gates, broken steps, open holes, and broken / burned-out exterior lights.

  • Ensure storage areas remain locked when not in use.
  • Promote awareness for safety and security for residents.
  • Provide feedback and follow-up in emergency situations.
  • Provide written Incident / Accident Report when required.
