Your Responsibilities :

  • Lead the Land Development Process, including acquisitions and investigations.
  • Plan and construct communities with a customer-first approach.
  • Create and manage the Division's land availability inventory system.
  • Maintain a network of industry contacts for acquisition opportunities.
  • Assist with Proforma development and land development budget estimates.
  • Conduct timely feasibility studies, providing continuous projections.
  • Negotiate acquisitions and construction actions, coordinating land / lots purchase.
  • Ensure adherence to zoning stipulations, CLOS requirements, and timely community phase deliveries.
  • Develop, monitor, and adhere to land development schedules and budgets.
  • Provide leadership to the Land Development team, fostering teamwork and internal integration.
  • Review and make recommendations on external events affecting real estate assets.
  • Develop relationships with politicians, governmental staff, and industry contacts.
  • Proactively promote innovative, non-traditional land uses to the Divisional team.

Your Qualifications :

  • Bachelor's degree in civil engineering, urban planning, construction management, or related field (Master's degree preferred).
  • 10+ years of land development experience with project management responsibilities.
  • Strong understanding of the land development process.
  • Proven track record in planning and building communities with a customer-first approach.
  • Comprehensive knowledge of feasibility studies, zoning stipulations, and CLOS requirements.
  • Experience in negotiation, budgeting, and cash flow projection.
  • Excellent leadership and people management skills.
  • Ability to build and maintain relationships with industry contacts and government officials.
  • Innovative mindset with strong communication and presentation skills.
