Position Title : Construction Management Representative (CMR)
Reports to : Project Manager

Position Summary :
Aldevra is seeking an experienced Construction Management Representative (CMR) to provide full-time on-site management services for the stage lighting replacement project at Wolf Trap National Park for the Performing Arts.
The CMR will oversee the construction activities, ensuring compliance with contract documents, safety standards, and project schedules.
The ideal candidate will have prior experience with construction management, possess strong analytical skills, and be proficient in construction project software such as Procore and embodies our core values of SOAR : Strong Integrity and Ethics, Outstanding Teamwork, Accountability-Driven, and Relentless Pursuit of Quality.

Duties and Responsibilities
The essential functions include, but are not limited to, the following :
- Construction Oversight : Ensure construction contractor’s work is progressing according to the contract specifications, drawings, and safety regulations.
- Daily Reporting : Complete and submit daily reports documenting construction progress, safety compliance, and any issues encountered.
- Project Meetings : Attend and facilitate project meetings, including weekly progress meetings, documenting action items and project updates.
- Quality Control : Review construction contractor's submittals, RFIs, and payroll logs for accuracy and compliance.
- Safety Compliance : Monitor and document compliance with the contractor’s Accident Prevention Plan and other applicable safety requirements.
- Schedule Analysis : Perform schedule analysis to ensure timelines are met and assist in evaluating Time Impact Analyses (TIA) as needed.
- Cost Estimation and Proposal Analysis : Assist in developing cost estimates and analyzing contractor proposals, ensuring adherence to FAR guidelines.
- Project Documentation : Manage and maintain comprehensive project documentation in the government’s CM software system, including but not limited to RFI logs, payrolls, daily reports, inspection notes, and progress meeting minutes.
- Inspections : Facilitate preparatory, initial, and follow-up inspections, ensuring project quality and adherence to specifications.
- Communication : Serve as the point of contact between contractors and the government, ensuring any issues are reported promptly to the appropriate parties.

- Must be able to maintain government issued badge.
- This position requires passing an extensive background check.
Qualifications
- Minimum of 3 years of experience in construction management, particularly with federal government or similar large-scale projects.
- Strong knowledge of construction contracts, building codes, and safety regulations.
- Ability to read and interpret construction drawings and specifications.
- Proficiency with construction project management software such as Procore, MS Project, or similar tools.
- Excellent written and verbal communication skills.
- OSHA 30-hour construction safety certification required.
- Ability to walk and climb daily to observe construction activities.
- Strong organizational and documentation skills.
- Familiarity with cost estimation and proposal analysis, including FAR Part 15 guidelines.
- Valid driver's license and ability to work on-site full-time.
