Job Description

The Director of Financial Planning & Analysis's (Director of FP&A) objective is to maximize the value of Larry H. Miller Real Estate's assets.

This role will support the planning, entitlements, financing, construction, and development of the Power District in Salt Lake City.

Along with other duties, this position will also assist in efforts to attract Major League Baseball to Salt Lake City. As a member of the Power District Team, this individual will provide strategic guidance and analysis to the broader development team as it relates to developing the Power District over the next ten to twenty years.

In addition to providing financial leadership to the Team, this individual will work closely with the extended LHMRE real estate team as well as investors, partners, debt providers, and other stakeholders in analyzing and coordination in the execution of the broader strategy for the Power District.

Primary Duties

  • Manage project feasibility and underwriting throughout the lifecycle of a master-planned community and across all product types.
  • Conduct the investment underwriting, market study, and risk analysis of potential development opportunities within the Power District and in the adjacent areas which may include multifamily, office, retail, and sports and entertainment uses.

Assist the VP of Commercial Development in the development and updating of the Power District lifecycle business and financial plan including the running of alternative scenarios and sensitivity analysis.

  • Maintain the lifecycle financial plan and pro forma for the Power District to include long-term budgets and projections for planning, land takedowns, infrastructure investment, amenities, land sales revenues, public finance dollars, debt financing, and equity returns.
  • Assist the entitlement and development agreement negotiations by evaluating the financial impact of proposed land use decisions including affordable housing and open space, offsite infrastructure commitments, subsidy of public services, investment in schools and public art, etc.
  • Support feasibility and underwriting on project sustainability efforts, environmental amenity approaches, and environmental clean-up strategies.
  • Help establish an Opportunity Zone fund that could be used to raise capital under favorable tax treatment.
  • Provide investment quality presentations and summaries to potential equity investors, debt providers, development partners, and executive leadership.
  • Working closely with LHM Sports + Entertainment, help craft the investment and development strategy for Major League Baseball at the Power District including cost estimating, capital budgeting, public finance strategy, and long-term operation forecasting of stadium operations.
  • In partnership with the greater LHMRE Finance and Accounting team, provide a monthly summary of financial and operational performance versus plan including the tracking of budget to actuals, major schedule milestones, and commentary on the monthly or quarterly highlights.
  • Assist VP of Commercial Development, Chief Financial Officer, and greater LHM team in crafting the public finance plan for both the Power District and potential MLB stadium.
  • Track significant changes in the marketplace that could impact the underwriting of the Power District or related investments including interest rates, cap rates, construction costs, rents, occupancy trends, construction pipeline, etc.
  • Ad hoc analysis as needed including the cost benefit analysis on land planning decisions, lease negotiations, land acquisition including comps, debt scenarios, capital forecasting, partnership agreements, environmental mitigation, HOA analysis, etc.
  • Provide extreme confidentiality in all company-related issues.
  • All other duties as assigned.

Experience & Skills

  • Bachelor's degree in finance, accounting, business, economics or a related field.
  • 10+ years of experience in real estate or relevant quantitative finance experience.
  • MBA or MRED a plus
  • Strong analytical and financial modeling capabilities, with demonstrated proficiency in Microsoft Excel and other presentation software.
  • Experience with Budgeting and Planning Systems, and accounting software (Yardi and / or Argus).
  • Understanding of public finance tools and infrastructure financing a plus.
  • Demonstrated ability to work in a dynamic and growth orientated environment.
  • Experience with BI Software (DOMO) helpful.
  • Naturally connects and builds strong relationships with others, demonstrating strong emotional intelligence and an ability to communicate clearly and persuasively.
  • High level of intellectual curiosity, ability to learn quickly, and adapt to rapidly changing priorities.
  • Strong communication, presentation, and public speaking skills
  • Work history of leading initiatives and projects forward

Physical Requirements

  • Primarily in-office setting with infrequent walking, standing, and climbing stairs in / around construction site, apartment homes, models, and
  • Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 25 lbs. independently.
