Job Summary

The Maintenance Technician I’s primary job function is to provide routine grounds maintenance and perform all entry level support and assistance with all aspects of building maintenance to ensure the safety and proper function of all CVCH facilities.

This position also provides routine grounds maintenance and back-up to janitorial support.

Job Specific Competencies

  • Performs routine landscaping and grounds maintenance, which may include mowing, raking, weeding, edging, fertilizing, litter collection, removal of debris and irrigation repairs.
  • Maintains high level of customer service at all times, while working in a fast-paced environment.
  • Assembles furniture and equipment, as assigned.
  • Performs tasks, operates equipment and uses materials in a safe manner, adhering to safety policies, operator manuals, SDS, OSHA, and other instructions available.
  • Provides cleanup for spills, which may include biological and chemical spills.
  • Provides entry level assistance to Maintenance Technician II, under their direct supervision, in the following areas :
  • Various remodeling and construction projects.
  • Carpentry repairs.
  • Drywall repairs and painting.
  • Electrical maintenance and repairs.
  • HVAC maintenance.
  • Tool and equipment maintenance.
  • Monthly safety checks.
  • Fleet Maintenance.
  • Provides janitorial support, acting as back-up janitor as needed.
  • Provides pick up, distribution and / or relocation of freight, furniture, equipment, etc.
  • Provides snow and ice removal by shoveling, plowing, and chipping. Applies sand and ice melt.
  • Records maintenance and repair work performed in the departmental daily log sheet.
  • Responds to building service calls, troubleshoots, and resolves issues in conjunction with the Maintenance team.
  • Responds to Environment of Care codes as trained and instructed (i.e. Manpower, Code Red, fire alarms, etc.).

General Duties and Responsibilities

  • Performs other duties and tasks as assigned by supervisor.
  • Expected to be prepared to start shift at scheduled time, meet attendance standards, and work the hours necessary to perform the essential functions of the job.
  • Follows all safety policies and general housekeeping practices. Ensures the area and its equipment and supplies are neat, clean, safe and utilized appropriately at all times, and participates in emergency drills.

Job Specifications

  • Education : High School Diploma or equivalent.
  • Certification / Licensure : Must have a current Washington State Driver’s License.
  • Experience : One year general maintenance repair ability or experience in construction trades or building janitorial / maintenance preferred.
  • Essential Technical / Motor Skills : Must speak clearly and be able to handle / grip objects. Ability to follow oral and written instructions.

Ability to read basic operating instructions and Material Safety Data Sheets (MSDS). Must have basic computer skills. Ability to proficiently use MS Office (Word, Outlook, and Excel) preferred.

Ability to operate a two-way radio, electrical equipment, hand and power tools, hammers, drills, and precision measuring instruments.

Interpersonal Skills : Good communication and interpersonal skills. Good client / customer service skills. Must be able to work independently and as a team member.

Ability to prioritize multiple tasks. Ability to work independently as needed to support the group effort. Ability to work effectively with a team.

Essential Physical Requirements : Must be in good physical condition, ability to lift up to 50 pounds and leverage up to 70 pounds, with proper lifting techniques and obtaining assistance as needed.

Frequent pushing, pulling, climbing, balancing, stooping, kneeling, crouching / squatting, crawling, reaching, standing, holding, walking, lifting, carrying, twisting, and restraining.

Ability to climb ladders and work comfortably on rooftops. Ability to work flexible hours, including evenings and weekends.

Essential Mental Abilities : Calculations, manipulating and interpreting numbers, analyzing, assessing / evaluating, explaining, attention to detail, special / form perception, memory, problem solving and reasoning.

Proper training and competency in utilizing all necessary tools and maintaining safety requirements by reading operating manuals / MSDS sheets, using protective clothing, and wearing safety gear.

Essential Sensory Requirements : Ability to see, hear, feel, smell, verbally communicate and distinguish color. Specific vision abilities required by this job include close vision, depth perception and ability to adjust focus.

Ability to hear and verbally converse with others.

Exposure to Hazards : Exposure to or use of sharps and potentially dangerous assignments. Work in environments that have dust, fumes / odors.

Working conditions will include temperature changes, extreme cold and heat. Will work both inside and outside. Requires working at high, precarious places.

Requires working with power tools and motorized equipment. Exposed to high levels of noise, vibrations, mechanical, electrical and burn hazards, works up to 20 feet in height, and various atmospheric conditions.
