Description
Essential Functions
- Complies with all applicable codes, regulations and corporate policies / procedures related to building operations and work safety.
- Manages computer-based maintenance management system.
- Manages and / or performs assigned corrective work orders and preventive maintenance.
- Manages and / or performs grounds keeping activities including, but not limited to snow removal (grounds, halls, loading docks, etc.)
- May manage and coordinate third party quotes, repairs and service maintenance.
- Responds to client and / or tenant requests for HVAC, plumbing, electrical, wastewater and construction needs.
- Analyzes mechanical and operational problems of assigned equipment and plans for and takes corrective action.
- Manages record-keeping activities as required.
- Other tasks as directed.
Requirements
- Bachelors Degree in Mechanical Engineering, Facilities Engineering or similar preferred.
- Relevant experience with and knowledge of building management control systems (i.e. Johnson Controls, Tridium, Siemens, etc.)
- OSHA 10 Certification.
- Strong Knowledge of Building Management System (BMS) platforms desired.
- Strong knowledge of air handling systems, heating systems and exhaust systems desired.
- Ability to work independently.
- Ability to clearly and positively communicate with owners, tenants, vendors and / or customers.
- Ability to read building codes, blue prints and drawings.
- Demonstrated computer competencies.
- Must possess a current and valid driver’s license.
- Availability for 24 / 7 On-Call schedule required.

- Small-to-large office environment.
- Fast paced work environment.
- The noise level in the work environment is usually moderate.
- Exposed to a combination of normal office type environments and shop environments.
- Regularly exposed to dust, odors, oil, fumes, cleaning products and noise.

While performing the duties of this job, the employee is occasionally required to perform the following repetitive movements : stand, walk, sit, handle or feel objects, tools or controls, reach with hands and arms, climb stairs, balance, stoop, kneel, crouch or crawl, talk or hear.
Ability to stand, walk, and sit for long periods of time. The employee may occasionally lift and / or move up to 50 pounds of office and facilities equipment (cleaning products, tools, and ladders) and trash and the ability to safely use equipment provided.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
Climb a ladder to perform repairs.
