Job Overview :

The Maintenance Technician II-Plumber performs routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment and utility systems, responsible for installing and repairing water supply systems, storm and sanitary piping, and grease basins.

This is a Journeyman level position

Duties and Responsibilities :

  • Complies with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area
  • Install and maintain building water systems
  • Assemble valves, fittings, tubes and water system appliances
  • Study and analyze blueprints and floor plans to understand the plumbing system and water supply system layout
  • Navigate the assembly and installation of pipes and tubes without interfering with existing infrastructure
  • Repair and replace system issues such as clogged drains, faucet problems, broken drainage lines and so on
  • Maintain current knowledge of state regulations affecting plumbing work
  • Works closely with contractors on site to ensure work performed meets current plumbing codes
  • Submits plumbing work permits to County when needed
  • Repairs or replaces defective equipment, components, or wiring
  • Reassembles and tests equipment following repairs
  • Inspects and tests system to verify system compliance with plans and specifications and to detect and locate malfunctions
  • Discusses heating-cooling system malfunctions with users to isolate problems or to verify that malfunctions have been corrected
  • Records, respond and reports all faults, deficiencies, and other unusual occurrences, as well as the time and materials expended on work orders in Hotsos
  • Tests pipe or tubing joints and connections for leaks, using pressure gauge or soap-and-water solution
  • Adjusts system controls to setting recommended by manufacturer to balance system, using hand tools
  • Recommends, develops, and performs preventive and general maintenance procedures such as cleaning, power-washing and vacuuming equipment, oiling parts, and changing filters
  • installs auxiliary components to heating-cooling equipment, such as expansion and discharge valves, air ducts, pipes, blowers, dampers, flues and stokers, following blueprints
  • Inspects belts, checks fluid levels, replaces filters, greases bearings, seals; repairs or replaces broken parts
  • Cleans and inspects boiler; treats water with proper chemicals
  • Calibrates and repairs pneumatic systems, as needed
  • Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures
  • May operate a computer which controls and monitors mechanical equipment and utility systems
  • Responds to emergencies as required and trained
  • Assists with the renovation / remodeling of buildings; repairs plaster and drywall; paints building structures
  • Maintains records of scheduled maintenance procedures
  • May perform outside duties such as snow removal, parking lot mechanical repairs, as required
  • May move furniture; may assist others with production of conference center or amphitheater events
  • May obtain estimates for supplies, repair parts; orders parts as needed.
  • Assists with other work in coordination with repair and maintenance teams
  • Installs, connects, and adjusts thermostats, humidistats and timers, using hand tools
  • Generates work orders in Hotsos that address deficiencies in need of correction
  • Joins pipes or tubing to equipment and to fuel, water, or refrigerant source, to form complete circuit
  • Cuts and drills holes in floors, walls, and roof to install equipment, using power saws and drills
  • Wraps pipes in insulation, securing it in place with cement or wire bands
  • Measures, cuts, threads, and bends pipe or tubing, using pipefitter's tools
  • Fabricates, assembles and installs duct work, pipes and chassis parts, using portable metal-working tools and welding equipment
  • Other duties as assigned

Job Requirements : (please ensure you meet the listed requirements prior to applying)

  • High School diploma or GED required or currently enrolled and successfully complete a GED program within six months from start date as a condition of continued employment
  • Must be twenty-one (21) years of age or older
  • Must have and maintain valid state-issued operator driver's license
  • Must have experience in all aspects of the plumbing trade as related to commercial building maintenance
  • Must have completed at least two (2) maintenance certificates such as refrigeration, Current City of Chicago or State of Illinois Plumber's License required , Current State of Illinois Contractor's License, General Contractor license, Backflow and RPZ certification, pest control licenses, NFPA96, recreational water treatment, CPO (Certified Pool Operator), CSP (Certified Service Professional), - both granted by Assn.

of Pool & Spa Professionals, CBP (Certified Building Professional), Level I Locksmith Certification ( http : / / www.lsieducation.com / ),

  • Must have at least three (3) years general commercial property maintenance experience
  • Must have good hearing and eyesight
  • Must have ability to read, write, and understand English
  • Must have a valid and current State Driver's License and an insurable driving record for purposes of driving company vehicles as required
  • Willing to work odd and irregular hours including nights, weekends and holidays
  • Willing to travel and participate in training as recommended or required
  • Must have an Occupational License (or the ability to obtain and maintain a license) pursuant to the Illinois Gaming Act and remain in good standing with the Illinois Gaming Board as a requirement for this position
