The Senior Property Accountant is responsible for the daily accounting operations of our commercial portfolio including hotel, apartment and retail properties.
- Responsibilities : *
- Prepare and analyze monthly, quarterly, and annual financial reports for multiple properties, ensuring accuracy and compliance with accounting standards.
- Conduct in-depth variance analysis to identify discrepancies and provide recommendations for improvements in property performance.
- Collaborate with asset management team to develop property budgets and forecasts, providing insights and recommendations for financial improvements.
- Maintain property-specific general ledgers, ensuring all transactions are accurately recorded and reconciled.
- Conduct cost-benefit analysis for capital expenditures and investment decisions and provide input to Project Business Analyst.
- Track and analyze project costs, including exploration, development, and operational expenses.
- Implement cost control measures to optimize spending and maximize project profitability.
- Review and analyze the general ledger, financial statements and prepare appropriate accrual and adjusting journal entries in accordance with GAAP.
- Prepare monthly bank reconciliations.
- Prepare financial statement analysis for management and partners.
- Collaborate with controller and business executives on monthly cash flow forecasting.
- Requirements : *
- Proven experience in commercial real estate accounting and financial management
- Strong knowledge of project accounting concepts.
- An ability and drive to go the extra mile and persistence to be able to present recommendations.
- Must have a demonstrated hands-on approach and success in working in a team-based environment.
- Strong organizational, problem-solving, and analytical skills; able to manage priorities and workflow. i.e. demonstrated ability to plan and organize projects.
- Excellent oral and written communication skills with the ability to effectively interact with all levels within the organization.
