Position Overview :

The Acquisition Associate plays a crucial role in our property investment strategy. This position focuses on identifying undervalued properties, conducting initial assessments, and negotiating purchase agreements.

You'll engage directly with property owners, leverage market insights, and use your sales acumen to secure profitable deals.

This role requires a blend of real estate knowledge, negotiation skills, and the ability to recognize potential in various property scenarios.

Job Duties

Market Research & Lead Generation :

  • Conduct thorough market research to identify potential property acquisition opportunities.
  • Utilize real estate data, local market trends, and public records to generate leads for potential purchases.
  • Proactively engage with property owners to establish relationships and uncover investment opportunities.

Property Assessment & Negotiation :

  • Schedule and conduct on-site visits with property owners to assess opportunities and build rapport.
  • Lead discussions with owners, aiming to understand their needs and propose mutually beneficial purchase terms.
  • Collaborate with the Acquisitions Manager to structure deals that satisfy both the property owner and company objectives.
  • Demonstrate flexibility and creativity in negotiations to ensure successful outcomes for all parties involved.

Documentation & Reporting :

  • Enter property data and condition assessments into internal tools for rough renovation estimates.
  • Prepare offer documents and contracts, ensuring all legal compliance requirements are met.
  • Maintain accurate records of property visits, negotiations, and deal progress.
  • Report daily KPI metrics as required, tracking personal performance and deal flow.
  • Manage personal schedule effectively to maximize productivity and property visits.

Basic Requirements :

  • High school diploma or equivalent (some college education preferred)
  • Valid driver's license and reliable transportation
  • Proficiency in Microsoft Office Suite, particularly Excel
  • Strong verbal and written communication skills
  • Ability to work independently and manage time effectively
  • Willingness to work in a fast-paced, dynamic environment
  • Comfortable with a commission-based compensation structure
  • Ability to quickly learn and apply new information
  • Strong problem-solving and decision-making skills

Preferred Qualifications (not required but beneficial) :

  • Prior experience in sales or customer-facing roles
  • Experience in real estate, home purchasing, or property investment
  • Knowledge of home remodeling or construction processes
  • Real estate inspection experience
  • Familiarity with local real estate market trends
  • Experience with negotiation and deal-making
  • Track record of meeting or exceeding sales targets
  • Bachelor's degree in Business, Real Estate, or related field

  • Base compensation of $48,000 annually
