Job Description : Maintenance Technician
Job Functions :
- Perform repairs and upgrades for apartment interiors and exteriors.
- Handle electrical, plumbing, painting, and lawn maintenance tasks.
- Be on call for emergency repairs and work irregular hours as needed.
Duties and Responsibilities :
- Execute maintenance projects with minimal supervision per company policy.
- Assist in maintenance administration, including inventory tracking and data entry.
- Maintain high customer service standards.
- Comply with company standards and relevant laws (Fair Housing, OSHA, etc.).
- Record and submit employee time sheets on schedule.
Core Tasks :
- Plumbing : Repair fixtures, install / replacing faucets, toilets, hot water tanks, and appliances.
- Electrical : Fix switches, fuses, sockets, and troubleshoot appliances.
- Painting & Drywall : Perform touch-ups and minor wall repairs.
- HVAC : Repair and replace HVAC systems.
- Exterior Maintenance : Maintain property appearance, including trash pickup, outdoor repairs, and lawn care.
Attendance :
Work scheduled hours plus additional hours as needed. Attend training classes and comply with time management policies.
Requirements :
- High school diploma or equivalent (trade school preferred).
- Relevant certifications (e.g., HVAC, CPO) preferred.
- 1-2 years of industry experience or 3 years of general maintenance experience.
- Proficient in electrical, plumbing, and appliance repairs.
- Knowledge of environmental / industrial hazards.
- On-call availability and prompt response to work orders.
- Strong organizational and time management skills.
- Valid driver's license and insurance.
- Proficient in English and basic computer skills.
Physical Requirements :
- Ability to stand, bend, crouch, lift, and carry materials.
- Manual dexterity for operating equipment.
- Normal hearing, vision, color discrimination, and depth perception.
- Use of safety equipment (e.g., goggles, gloves).
