POSITION : Regional Property Manager

KEY RESPONSIBILITIES :
- Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
- Collaborates with CMs to ensure that the portfolio and individual communities meet the established operational, financial, and business performance goals
- Oversee and manage budgets, ensuring that financial targets are met or exceeded.
- Prepare and present regular reports on property performance, financial metrics, and market trends to ownership.
- Foster positive relationships with residents and address their concerns promptly.
- Implement resident retention programs to minimize turnover and vacancy rates.
- Collaborate with leasing teams to develop and implement effective marketing strategies.
- Oversee maintenance programs to ensure properties are well-maintained and in compliance with regulations.
- Ensures that the appearance and physical aspects of the properties meet the Company’s and owner’s established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
- Stay current with local, state, and federal regulations affecting property management.
- Conduct market research and analysis to identify opportunities for property improvement and stay ahead of market trends.
BASIC KNOWLEDGE & QUALIFICATIONS :
- Proven experience in a leadership role with managing diverse properties.
- Proficiency in using property management software, preferably Yardi
- Strong financial acumen and analytical skills.
- Excellent communication and team management skills.
- In-depth knowledge of regulations and market trends.
- 3 years minimum of relevant experience
SPECIALIZED SKILLS :
Industry certifications : CPM or CAPS is required.
COMPENSATION :
- Fixed Comp : $105,000-$115,000
- Variable Comp : Up to 20% of salary paid out twice a year
