St. Jude's Facilities Operations and Maintenance department is looking for a Building Automation Systems Engineer, with a focus on HVAC and lighting.
This role would work out of our Controls Shop, which maintains and manages building automation systems (HVAC, Lighting, Alarms, etc.)
Main objectives for this role include :
- Lead implementation of Alarm Rationalization tool
- Lead implementation of FPi alternate (OpenBlue, SkySpark, etc)
- Lead scope development for in-house controls projects
- Source bids and proposals
- Lead Controls Optimization Projects
- Develop controls system standards Metasys, Lutron, Fpi
- Develop Controls design standards for new construction
- Analyze existing systems and develop upgrade recommendations and roadmap
- Procure controls spare parts and maintain inventory
Key duties for this job include :
- Performs functional requirements of System Engineer, Maintenance Manager / Technician, Maintenance Supervisor, Training Program Manger / Instructor, and Building Automation Systems Expert for changes, modifications and upgrades to the Master Plan.
- Assists Utilities and Facilities Managers in achieving department goals by maintaining the campus building automation systems in peak operational condition.
- Plans, coordinates and supervises designated Utility Operations and Facilities Maintenance personnel to accomplish required monitoring, operations and maintenance of building automation systems.
- Ensures all building automation system monitoring, operations and maintenance complies with policies and procedures, federal, state and local regulatory agency requirements.
- Promotes a work environment that is conducive to excellence, professionalism and teamwork at all levels.
- Acts on all problems, emergencies and other matters affecting the building automation systems, and suspends activities when undue risk to health, safety, or the environment is identified.
- Trains Utility System Operators and Facility Maintenance personnel on proper monitoring, operation and maintenance of the Metasys Building Automation System.
- Maintains effective automation systems Energy Management and Conservation programs, including oversight of program performance and reporting.
- Reviews designs and performs project management responsibilities for building automation systems modifications, additions, and expansions.
Minimum Education and Experience :
- High School Diploma with thirteen years of experience in building automation systems operation and maintenance.
- Associates Degree in related field and ten years experience with building automation systems operation and maintenance, or equivalent experience,
- Bachelor’s Degree in related field and five years experience with building automation systems operation and maintenance, or equivalent experience.

Administrative Responsibilities : Responsible for the safe and efficient operation and maintenance of all building automation systems.
Keeps the Utilities and Facilities Managers informed of abnormal conditions. Coordinates with Hospital contractor FOM management and facility supervisors to ensure that building automation systems problems are expeditiously reported system configurations for troubleshooting and maintenance are properly established and work is performed in a manner to achieve the highest possible quality standards and customer satisfaction.
Ensures that FOM personnel working on campus systems understand and follow all requirements of FOM departmental policies and operating / maintenance procedures relating to building automation systems placing particular emphasis on compliance with conduct of operations requirements.
Ensures that work being performed by FOM contractors or Hospital employees is performed in a safe manner and work is stopped when unsafe conditions are detected or reported.
Notifies the Utilities and appropriate Facility Manager as soon as possible following any stop-work order. Develops and maintains building automation systems to support Energy Management and Conservation programs that minimize energy costs while satisfying all campus energy requirements.
Meets with the Utilities and Facilities Managers routinely to report building automation systems conditions discuss work status and abnormal conditions and assist in the development of the Plan of the Day.
Assists in the development of operating and maintenance policies and procedures as directed by the Utilities Manager. Recommends building automation systems and equipment modifications and replacements to the Utilities and Facilities Managers including information regarding projected operating and maintenance costs.
Periodically reviews applicable logs to identify deficiencies and negative trends. Initiates corrective action as needed.
Approves all orders for building automation systems materials tools and equipment. Responds to all facility emergencies.
Assists the Utilities and Facilities Managers as required.
Provides Oversight of all Building Automation Systems Operations and Maintenance Activities : Acts as liaison to Hospital contractor FOM personnel and building tenants to minimize the impact of scheduled service disruptions.
Maintains thorough technical knowledge of all building automation systems. Develops preventive maintenance procedures for all building automation systems.
Recommends changes to existing maintenance procedures to provide high quality cost-effective maintenance of building automation systems.
Supports the Utilities and Facilities Managers to ensure that Conduct of Operations (COOP) standards are met and that all building automation systems operations and maintenance activities are conducted in compliance with applicable policies procedures and regulatory and safety requirements.
Manages and Supervises all Building Automation System Maintenance Activities : Coordinates and schedules all Building Automation System operational tests inspections and maintenance activities by Hospital and Contractor personnel.
Supervises designated Utilities Operations and Facilities Maintenance support personnel in coordination with their respective Utilities and Facilities Managers to accomplish required operational tests inspections and maintenance activities.
Reviews coordinates and evaluates all building automation system maintenance construction and renovation contracts for proprietary systems installed at St.
Jude. Directly responsible for oversight of building automation system maintenance activities to ensure all work is accomplished in accordance with the contract specifications and hospital safety requirements.
Performs Quality Control / Quality Assurance inspections of building automation system maintenance work performed by Utilities Operations and Facilities support personnel to ensure appropriate standards are maintained..
Utilizes the Computer Maintenance Management System (CMMS) to accomplish departmental objectives : Continually evaluates building automation systems CMMS effectiveness.
Conducts periodic audits and reviews to ensure the maintenance requirements for all building automation system components are properly entered and scheduled in the CMMS and that the CMMS is being utilized to its full potential.
Reviews and approves all changes to building automation systems maintenance requirements prior to entry into the CMMS. Ensures that at least 90% of scheduled building automation systems preventive maintenance and 95% of the building automation systems critical work orders are completed on time.
Ensures that building automation systems trouble calls corrective maintenance and project work orders are properly entered into the CMMS including completed work.
Performs Project Management Responsibilities : Manages building automation system modifications additions and expansions including design and construction oversight of new systems.
Coordinates with design firms to ensure campus needs are communicated and realized in conceptual and schematic planning.

Supports preparation of bid documents and contracts. Ensures training and commissioning programs are of the highest quality consistent with the standards established for the conduct of operations and maintenance of the facility.
Conducts Technical Analyses to Improve Current Operations and Support Development of the Long-Range Building Automation System Master Plan : Converts all conventional Metasys files to graphical format using the Microsoft software platform.
Interprets changes requested by management evaluates them and implements them as directed. Trains all supervisors managers and technicians in the proper use of the graphical software to achieve maximum value.
Identifies new opportunities for institutional enhancement through the Building automation system function including monitoring and control of critical functions not now being monitored or controlled.
Typical opportunities may include the global energy use by building generating reports and benchmarks to compare space / energy usage with other comparable organizations.
Designs and installs control system enhancements using pneumatic and Direct Digital Control technics PID loops variable coordination strategies and optimization sub-routines.
Verifies opportunities and compatibility with existing analog base. Generates savings / comfort in present indexes and logs into the database for annual comparison.
Employee Training and Development : Develops and implements training programs for all Shift Engineers A / C Refrigeration Mechanics and Maintenance Mechanics and to ensure they can safely and effectively operate and maintain the building automation systems.
Provides building automation systems training to other designated FOM and Hospital employees to ensure they are familiar with the systems’ global functions and emergency action procedures.
Maintains a courteous, positive, responsive attitude during interactions with patients, visitors and St. Jude personnel.
Actively demonstrates a positive customer service philosophy at all times. Communicates in a clear and formal manner.
- Performs other related duties as assigned in order to meet the goals and objectives of the department and institution.
- Maintains regular and predictable attendance.
Compensation
In recognition of certain U.S. state and municipal pay transparency laws, St. Jude is including a reasonable estimate of the compensation range for this role.
This is an estimate offered in good faith and a specific salary offer takes into account factors that are considered in making compensation decisions including but not limited to skill sets, experience and training, licensure and certifications, and other business and organizational needs.
It is not typical for an individual to be hired at or near the top of the salary range and compensation decisions are dependent on the facts and circumstances of each case.
A reasonable estimate of the current salary range is $70,720 - $126,880 per year for the role of Building Automation Systems Engineer (HVAC and Lighting).
