The Project Manager is responsible for providing professional project planning support and management for all aspects of upfit and out of the ground projects for office, retail, industrial and multi-family markets.
The Project Manager should be accountable for delivering projects on budget and on schedule.

Responsibilities
- Excel in all phases of Commercial Real Estate Project Management
- Ability to manage client and vendor relationships allowing for seamless conflict resolution, account maintenance, and development of client relationships
- Demonstrates capability to read, understand documents affecting projects, including but not limited to agreements / contracts, leases, project charters, surveys and drawings
- Assemble and manage a team of internal and external professionals to efficiently execute projects
- Maintain a proactive approach and a readiness to handle client concerns and processes, as well as resolve unexpected emergencies in a timely manner
- Provide proactive project leadership and initiative
- Conduct project kickoff meetings to identify needs and expectations of clients and stakeholders
- Facilitate design / construction progress meetings and provide meeting minutes
- Visit project site weekly and attend Owner / Architect / Contractor meetings to review construction progress
- Facilitate change management to assess change requests, make recommendations, secure client approvals, and issue change orders
- Develop the project budget and schedule and regularly updates both throughout project
- Establish a continuous communication plan to ensure project team and clients are well-informed of progress / changes throughout project
- Manage project finances and lender draw requests by collecting, reviewing and approving invoices during design and construction
- Understand and adhere to critical processes and reporting requirements as required per project / client
- Supports Team in achieving business development goals by preparing information required to assist with growing exiting relationships as well as new business
- Competitively bid project related services including but not limited to construction, data cabling, security / access control, A / V, furniture, move management, signage
- Handle other duties as assigned
Requirements
- Bachelor’s degree (BA / BS) from an accredited College or University, required
- Minimum of 5 - 7 years of experience
- Demonstrate understanding of corporate real estate structure
- Understanding of office lease language and provide feedback on work letters related to project specific
- Maintain a high level of professionalism and confidentiality, strong interpersonal skills, excellent verbal and written communication skills, and the ability to effectively communicate with all levels of the organization
- Ability to be flexible, handling multiple and changing priorities with a sense of urgency
- Ability to multi-task while working independently and in a team environment
- Ability to exercise independent judgment, prioritize project issues and self-initiate resolution of project issues
- Detail oriented with the ability to prioritize and manage differing needs of the business
- Ability to meet deadlines and manage client expectations
- Demonstrate strong understanding of the phases of design, permitting, and construction
- Proficiency in reading / interpreting construction drawings including architectural, structural, mechanical, electrical, plumbing and fire alarm
- Proficiency with Microsoft Office products and project management technology tools
