Coordinates, assigns and reviews skilled and semi-skilled workers engaged in air conditioning and refrigeration, electrical, plumbing, irrigation, general maintenance, repair, alteration and construction of County buildings, facilities and other structures.
Assigns jobs to a small crew of trades workers and helpers; inspects daily job progress; meets with contractors; assists supervisors in scheduling / preparing for expected projects.
Prepares statements of work for service and repair contracts; monitors compliance. Performs set-up, layout and design of on-site construction;
estimates materials, supplies and staff hours; completes purchasing requisitions; orders materials and coordinates services with vendors to ensure they are properly rendered.
Work is performed under the general supervision of a Maintenance Supervisor and is reviewed upon completion for conformance with job specifications and all applicable codes.
QUALIFICATIONS :
Graduation from high school or an equivalent recognized certification; minimum of seven (7) years of experience in one or more of the building / construction, electrical or mechanical trades, including three (3) months of experience directing the work of others OR seven (7) years of experience in bridge or industrial machinery and equipment repair that includes welding, including three (3) months of experience directing the work of others.
- PREFERENCE FOR EXPERIENCE : In an industrial / large commercial work environment; at the journey level in electrical / plumbing / roofing / painting;
- estimating labor / materials / cost for project completion; as a Crew Chief / Lead Worker / Foreman; using a Computerized Maintenance Management System (CMMS);
with building automation systems. Also desirable : Certified in Heating, Ventilation and Air Conditioning (HVAC).
