Position Focus :
The Structural Supervisor, Physical Plant coordinates and supervises the activities related to routine maintenance, special projects, and emergency building maintenance, primarily for the paint shop.
Also assists with supervising and managing activities for other physical plant shops ( Carpentry, Millwork, Masonry & Glazing, Lock Shop, Morse Watchman, Roofing & Sheetmetal).
This position will focus on the work of paint shop personnel performing a variety of painting projects. Plans and develops work schedules, equipment usage schedules, priority of painting expenditures and procedures for equipment maintenance.
Estimates material and labor. Monitors the acquisition and use of materials. Manages activities for service and maintenance response with various service responders to ensure timely delivery and completion of service work throughout the University buildings and other related areas.
Supervises a staff of union employees. Determines staff plans, schedules and prioritizes work assignments. Provides customer interface, response services, dispatch services, work order input and maintenance.
Prepares and presents to higher level authorities reports on operations, maintenance problems and system performance. Must be available to respond to emergencies and determine on call coverage.
Monitors the quality of a variety of maintenance and repair work. Directs and evaluates the performance of maintenance staff through periodic inspections and direct supervision.
Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly with other supervisors and mechanics to provide quality customer service.
Oversees the performance of outside contractors for quality and workmanship, billing, and timeliness of work.
Essential Duties
1. Supervises the day-to-day custodial and / or maintenance operations of a unit, department, or school building within the University.
2. Participates in the development and implementation of policies and procedures for building maintenance and security develops preventative maintenance schedules.
3. Conducts building safety inspections ensuring that protection and safety systems are in operational order and comply with safety codes;
oversees the installation and modification of safety and protection equipment and systems as needed. 4. Determines staff assignments, tool and equipment requirements, and procedures for projects and work requests.
5. Plans, estimates, coordinates, and follows-up on repairs, renovations, and trade projects. 6. Coordinates activities for service response with various trades;
ensures timely delivery and completion of service work in assigned buildings and surrounding areas. 7. Provides direction and guidance to building occupants and service responders in both routine and emergency situations.
8. Communicates information on the adequacy of safety and protection programs and the need to improve these programs to the facilities department.
9. Interacts with internal contacts to provide guidance on building safety policies, discuss code violations and resolutions, and discuss maintenance and renovation projects.
10. Interacts with outside contacts to discuss maintenance, renovation and construction plans, and to obtain information on fire and safety regulations.
11. Manages a staff of nonexempt employees. 12. May perform other duties as assigned.
Required Education and Experience
Bachelor’s Degree. Seven years of related work experience or an equivalent combination of education and trades-related experience.
Required Skill / Ability 1 :
Proven ability to manage and coordinate activities of staff engaged in planning and scheduling of maintenance, repair work and painting projects.
Required Skill / Ability 2 :
Well-developed supervisory skills including experience with coaching and performance feedback with proven ability to direct customer focused teams providing maintenance and customer services.
Required Skill / Ability 3 :
Proven ability to prepare, maintain, and present scheduling reports, metrics and spreadsheet documents and reports. Excellent verbal and written communication skills.
Required Skill / Ability 4 :
Knowledge of facilities management including exposure to building systems, HVAC, plumbing and / or electrical. Comprehensive knowledge of building codes and regulations.
Required Skill / Ability 5 :
Ability to manage multiple projects and deadlines to effectively review project requirements, determining the deployment of supervision and trades people, work methods and procedures, tools, equipment, and other materials.
Ability to make rapid and appropriate judgments during emergency situations.
Preferred Licenses or Certifications :
Certification as CFM (Certified Facilities Manager) preferred.
