Description :
The Porter, under the direction of the Property Manager, performs manual work of routine nature involving the cleaning and maintenance of buildings and grounds.
Responsible for the cleaning of sidewalks, parking lots and the like as well as the cleaning of the on-site office and other public / private buildings on the premises.
Additional administrative duties as assigned by the on-site manager such as running errands, posting notices, etc.
MAJOR JOB DUTIES / RESPONSIBILITIES :
- Operates electric buffer, vacuum cleaners and other similar equipment in order to clean floors by sweeping, mopping, scrubbing, waxing, buffing floors along with shampooing and vacuuming carpets.
- Dusts and polishes furniture, woodwork and shelving, and empties and cleans wastebaskets, ashtrays and windows to enhance housing quality standards.
- Cleans / disinfects commodes, sinks, bathtubs, walls, restrooms, water fountains and replenish restroom supplies to enhance sanitary conditions.
- Maintains grounds by picking up litter and pet waste, watering grass and plants, sweeping sidewalks and parking lots, raking leaves and cultivating plants.
Also breaks down large items so they will fit in dumpster.
- Picks up and delivers messages and / or supplies.
- Follows simple diagrams for arranging tables and chairs.
- Operates various building and grounds maintenance tools and equipment (mowers, hedgers, augers, buffers, and climbing ladders).
- Picks up and delivers messages and / or supplies.
- Provides trash pickup for property on a daily basis.
- Performs other duties as assigned.
Requirements :
EDUCATION & KNOWLEDGE REQUIRED :
- High School Diploma or GED.
- One (1) year of experience in maintenance of grounds and janitorial duties.
- Two (2) additional years of experience maybe considered in lieu of the education requirement.
- Visual acuity, speech and hearing; hand and eye coordination and manual dexterity necessary to operate a computer keyboard and basic office equipment.
EXPERIENCE / SKILLS / ABILITIES REQUIRED :
- Knowledge of the standards, practices, and cleaning processes of the Janitorial trade.
- Knowledge of proper safety procedures for handling chemicals related to the Janitorial trade.
- Basic knowledge of fire safety.
- Ability to follow verbal and written instructions and maintain accurate records.
- Ability to work harmoniously and respectfully with staff, residents, and the public.
- Ability to safely perform the sustained physical requirements of the Janitorial trade, including work on ladders and platforms.
- Bilingual English / Spanish preferred.
PHYSICAL AND MENTAL REQUIREMENTS :
- Ability to move around the property in all types of weather conditions.
- A significant amount of physical activity (walking, climbing stairs or ladders (often while lifting or carrying items), bending, stooping, squatting, kneeling, crawling, reaching above shoulder height, grasping, gripping, turning or lifting) is required on a daily basis.
- Able to hear and respond to warnings and calls for help.
- Able to lift up to 75 pounds frequently.
- The mental work demands include regular attendance, working well with others, verbal contact with others, noise and occasional travel by conventional means including motor vehicle and the like within Prospera’s region and other locations as required.
