Job Description

The SFRC Superintendent is a goal-driven role. This is a supervisory position which is responsible for the management, assignment, and execution of maintenance and technician work on all areas of the Single-Family Rental Community (SFRC) which meet or exceed Tricon's standards for safety, sanitation, presentation, and operation.

The SFRC Superintendent is also responsible for the development of scope of work, management of construction workflow, and final quality control of all homes in their Designated Single Family Rental portfolio.

Always act with integrity and demonstrate support for Tricon's values and employees.Execute exemplary customer services skills toward residents, team members and residents, responding sensitively to complaints about maintenance services efficiency and urgency

Accept and complete Pre-Delivery Inspections on new homes within the SFRC

Capture asset tags on all mechanical equipment, and fully comply with the warranty process on SFRCs

Create, maintain, and manage project plans and schedules for all homes in the Designated SFRC

Constantly uphold standards for the operation, cleanliness, and overall appeal of the SFRC landscaping / grounds, all building interiors and exteriors, amenities, streets / curbs, signage, leasing office / clubhouse, model home, common trash / recycling / pet waste areas, parking lots, driveways, and all common areas to reflect and represent the high-quality appearance of a Class A lease-up community

Regularly manage the maintenance and upkeep on the SFRC by diagnosing the cause of any current or future potential issues, and either making the appropriate repairs in accordance with Tricon's policies and local code requirements, or assigns a contractor, vendor, or warranty claim to properly correct the item(s) of concern.

Direct and oversee the work performed by both in-house technicians and external vendor resources

Oversee and complete the SFRC acquisition and renovation process to prepare vacant homes for leasing.Maintain a consistent pre-walk schedule of homes in construction with the builder's representative.

Be detailed in completing the pre-acquisition scope, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, ensuring all maintenance tasks are finalized, and inspecting completed work

Responsible for preventative maintenance measures monthly.Anticipate and resolve project issues and schedule difficulties, escalating when necessary, and ensuring that all work is within the OSHA (Occupational Safety and Health Act) guidelines

Supports cost-containment and inventory management of emergency maintenance materials.

Proactively participate (with current and accurate information) in weekly status meetings, reporting project issues, delays, status updates and completion to SFRC Community Manager, Maintenance Managers, Directors, and any other SFRC teammates

Develop scope of work project plans for rehabilitation and "turn" projects in the Designated Single Family Rental portfolio

Conduct quality control inspections on all fieldwork in progress

Complete initial close out for all turn and rehabilitation projects ensuring that they meet Tricon quality standards

Support other SFRC sites and "scattered" zones based on availability

Qualifications :

At least 5 years of managing maintenance / general repair experience required; new construction community lease-up experience is preferred

EPA Universal Certification preferred, but not required

CPO Certification preferred, but not required

Trade skills including but are not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, and appliance, Smart Home Systems, etc

Comfort in learning new software platforms and utilization of technology a major plus

Takes ownership of work product and delivers within tight deadlines

Ability to work well under pressure, self-manage, and set an example for others

Experience managing complex projects through to successful completion

Track record of building respectful relationships with both internal and external team members, vendors, direct reports, leadership

Passionate problem solver who is proactive, reliable, and resourceful

Track record of fostering a collaborative team environment

Minimum Requirements :

High school diploma or GED equivalency

Excellent Communicator, both verbal and written

Unrelenting attention to detail with an eye for accuracy and consistency

Ability to build effective relationships with a wide range of people

Strong presentation skills
