Lead Generation Specialist for a Real Estate Company in the US (Home Based Full Time)

Job Description

Morning Tasks :

  • Review the Notice of Trustee Sale List :
  • Spend 15-30 minutes reviewing the latest notices. Identify properties that catch your interest based on location, price, and potential.
  • Research Properties :
  • For each property of interest, gather additional information :
  • Property details (size, type, condition).
  • Market value and comparable sales in the area.
  • Current ownership and mortgage information.
  • Identify Motivated Sellers :
  • Look for patterns or signs of motivation (e.g., properties with equity, high loan-to-value ratios).
  • Make a list of properties that have potential for negotiation.

Midday Tasks :

  • Prepare Outreach Materials :
  • Create personalized letters or postcards to send to property owners.
  • Develop a script for phone calls if you plan to reach out directly.
  • Contact Property Owners :
  • Spend 1-2 hours reaching out to owners via phone, email, or direct mail.
  • Aim for a specific number of contacts each day (e.g., 5-10 owners).
  • Afternoon Tasks :
  • Follow-Up :
  • Follow-Up :
  • Review notes from previous contacts and follow up with owners who expressed interest or need more time.
  • Keep track of responses in a spreadsheet or CRM system.
  • Network with Professionals :
  • Spend time connecting with real estate agents, attorneys, or financial advisors who may have insights or connections regarding the properties on your list.

Evening Tasks :

  • Analyze Leads :
  • Review the responses and leads generated throughout the day.
  • Prioritize follow-ups for the next day based on interest level and urgency.
  • Document Your Progress :
  • Update your records with notes on conversations, follow-up tasks, and any new insights gained.
  • Reflect on what strategies worked well and what could be improved.
  • Plan for Tomorrow :
  • Set specific goals for the next day based on your current progress (e.g., reach out to a certain number of owners, research additional properties).
  • Prepare any materials or scripts needed for the next day's tasks.

Skill Set
