Leadership Functions
Leads, assists, instructs, schedules, motivates, and evaluates the Floor Crews consisting of TEAMS and OPS custodial workers engaged in continuous and scheduled campus-wide floor maintenance of hard surfaces and carpets (scrubbing, stripping, waxing, buffing, and shampooing) in areas that include, but not limited to classrooms, offices, entrances, lobbies, libraries, patient clinics, laboratories, research facilities, recreational facilities, lecture halls, auditoriums, restrooms, showers, hallways, corridors, etc.
Plans and develops schedules, determines work order priorities, assigns work appropriately, monitors performances, and follows up on all floor care operations, including timely processing of work orders, scheduling walk-throughs, and providing estimates for requested floor work.
Promotes continuous workplace safety and performance inspections and ensures that proper safety procedures and policies are consistently followed.
Ensures proper care in the use of maintenance of equipment and supplies. Meets daily with the Lead Workers and conducts regular huddle meetings with all assigned employees.
Inspects on-going work and assists employees as needed. Responsible for continuous employee training, instruction, and development on the best practices for floor and carpet care.
Supervision
Hire, train, and supervise cleaning staff; develop goals relevant to the area and provide direction and leadership for goal accomplishment.
- Plan, organize, assign, and manage tasks and workflow so that routine and critical cleaning and disinfection services, work orders, special projects, and emergency responses are handled in a timely and efficient manner;
- plan and / or revise work schedules (as necessary) to accommodate changing priorities within the facility and / or to ensure maximum utilization of work force;
coordinate employee leave and overtime in accordance with operational needs and department guidelines. Ensure appropriate safety standards are consistently.
Collaborate with other Facilities Services leadership to ensure timely responses and completion of tasks related to the hazards and emergencies.
Regularly inspect the work of employees and provide continuous direction and follow-up as required. Develop plans for ongoing training of staff in cleaning techniques, safety, security, and hygiene.
Make recommendations regarding the improvement of service.
Drives a state vehicle to monitor the operational scope of assigned facilities, and to transport supplies and employees as appropriate.
Floor & Carpet Care Work Orders
Manages and serves as liaison to facility customers to assess work order requests, conduct timely walk throughs with the customer, provide timely estimate, ensure quality control and performance monitoring on all projects, verify project completion, and interacts with the Finance on processes as appropriate.
Perform inspections of work performed to ensure compliance.
Systems and Communication Functions
Assigns Work Orders in AiM and charges time as needed. Orders and controls the distribution of supplies and equipment in all assigned facilities.
Checks and approves time for employees on Kronos and assist new employees with inputting time-off requests as needed. Uses computer and other electronic devices to requisition supplies and materials, generates project estimates, and regularly communicate (oral, written, electronic, etc.
with employees and customers.
A criminal background will be conducted.
Work hours 5 : PM to 1 : AM (Monday through Friday). Workdays and shift times may vary in response to customer needs for special event coverage and / or departmental needs.
Occasionally holiday and weekend work required.
Position is considered as Essential Personnel as defined by UF Policy.
Expected Salary :
Enter advertised salary here $. hourly. Position will receive an additional 5% shift differential for working evening hours.
Minimum Requirements :
High school diploma or equivalent and two years of relevant experience.
Preferred Qualifications :
Associates or bachelor’s degree in an appropriate area of specialization or an equivalent combination of education and experience.
Ability to effectively multi-task in a complex and fast-paced environment.
Appropriate college coursework or vocational / technical training may substitute at an equivalent rate for required experience.
Considerable knowledge of all types of floor surfaces, methods, material, and equipment used in maintaining such surfaces.
Skilled in the use and care of various floor maintenance equipment.
Working and leadership knowledge of procedures, techniques, equipment, and methods used in commercial custodial and floor care operations.
Skilled and previous administrative experience in management of a large-scale custodial operations.
Ability to organize, prioritize and perform under pressure in a public and administrative capacity.
Ability to work in a changing environment which may require re-prioritization of daily operations.
Ability to supervise people, maintains accurate records, determine work priorities, assign work, and ensure proper completion.
Ability to communicate effectively verbally and in writing.
Ability to interact with customers in a tactful and courteous manner.
Ability to work independently.
Knowledge and ability to interview and hire, train, motivate and evaluate personnel for the required duties.
Knowledge of procedures and methods used in building and equipment maintenance.
Experience with Microsoft Word, Excel, Power Point, Outlook, and PeopleSoft.
Experience managing large and multiple crews and operations.
Experience positively managing and motivating a diverse workforce.
Experience interfacing and providing customer service that aligns with Building Services’ values.
Experience working collaboratively and cooperatively in a team environment.
