Summary of Position :

Responsible for ensuring all goals and objectives of the Maintenance Department are achieved in a timely, cost-effective and quality-oriented manner.

Must be adept at managing budgets, leading and developing maintenance staff into a strong performing team and possess the ability to complete a variety of maintenance tasks.

Responsibilities :

  • Ensure that all maintenance team members are properly qualified and trained for their various assignments.
  • Detect needed repairs on buildings, grounds, and equipment by following established inspection procedures.
  • Must be capable of hands on repairs in most maintenance disciplines and be available to assist other maintenance staff with related tasks such as general painting, carpentry, plumbing, electrical, masonry, concrete, heating, welding, roofing and other related jobs.
  • Operate and maintain a computer-based planned preventative maintenance program for building equipment and maintenance and repairs scheduling.
  • Participate in the recruiting, interviewing, hiring and training of all Maintenance Associates and provide direct leadership, coaching and mentoring of the maintenance staff.
  • Develop excellent relationships with external providers of maintenance services, such as electrical contractors, to ensure prompt, efficient support of all property maintenance needs.
  • Communicate as necessary with GM and Director of Maintenance Operations on all property-related projects.

Position Requirements :

  • Must be self-motivated with the ability to perform with the highest professional and ethical standards with minimal supervision.
  • Must respond well to a changing work environment.
  • Must possess strong leadership and managerial skills that include the ability to coach, develop and clearly communicate expectations.
  • Must have excellent analytical and problem resolution skills with the ability to proactively recommend solutions.
  • Must demonstrate effective written and verbal communication skills.
  • Must possess excellent basic math skills.
  • Must possess a valid driver license at time of application with a clean driving record.
  • Proficiency with software to support office functions such as word processing, spreadsheets and email.

Education and Experience :

Education : High school diploma or GED.

College degree or technical / trade school.

Certification : Completion of either OSHA general industry or construction certification.

Experience : Minimum 3 (three) years successful management experience leading a Maintenance team.

Minimum 5 (five) years of construction / maintenance experience.
