Position overview : The Maintenance Specialist is responsible for ensuring the proper functioning, safety, and aesthetic appeal of all building systems and common areas within a high-rise condominium.

This role involves performing routine maintenance, addressing urgent repairs, and coordinating with contractors to maintain a high standard of living for all residents.

Key Responsibilities :

• Perform regular inspections of building systems, including HVAC, plumbing, electrical, and elevators, to ensure optimal performance.
• Conduct routine maintenance tasks such as painting, light carpentry, plumbing repairs, and electrical work.
• Respond promptly to maintenance requests from residents, resolving issues efficiently and with minimal disruption.
• Monitor and maintain common areas, including lobbies, hallways, recreational facilities, and outdoor spaces, ensuring they are clean, safe, and well-maintained.
• Coordinate with external contractors for specialized repairs or large-scale projects; supervise work to ensure it meets building standards and deadlines.
• Maintain detailed records of maintenance activities, including work orders, repairs, and preventive maintenance schedules.
• Assist in emergency situations, providing swift and effective response to issues such as water leaks, power outages, and fire alarms.
• Ensure compliance with safety regulations, including proper use of equipment and adherence to building codes.
• Manage inventory of maintenance supplies and equipment, placing orders as needed to ensure readiness for any tasks.
• Communicate effectively with the property management team and residents, providing updates on maintenance activities and upcoming projects.

Qualifications :

• Proven experience in maintenance roles, preferably within high-rise buildings or large residential complexes.
• Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical.
• Ability to troubleshoot and resolve a wide range of maintenance issues.
• Familiarity with safety regulations and building codes.
• Excellent organizational and time-management skills.
• Good communication and interpersonal abilities, with a focus on customer service.
• Physical ability to perform manual tasks, including lifting, climbing, and working in various environmental conditions.
• Certification in relevant maintenance or trade fields (e.g., HVAC, electrical) is a plus.
