Oversees daily operations and maintenance. Provides facility management, responsible for community engagement, and works closely with building occupants.
Ensures the building grounds are maintained. Acts as a liaison between occupants and the CHA. Performs a broad range of managerial, professional, clerical, and maintenance work.
Manages the daily operations for non-residential facilities and land.
DUTIES AND RESPONSIBILITIES
- Oversees customer service and facility maintenance and manages the daily operations and functions of the building.
- Supervises the coordination of property matters, space use, relocation of staff, and equipment from one location to another.
- Responds appropriately to emergencies or urgent issues as they arise.
- Directs the activities of vendors for services such as extermination, HVAC, electrical, plumbing, utilities, vending machines, and window washing.
- Oversees various tasks associated with facility improvement project management, supervising, and coordinating work of contractors.
- Ensures the appropriate staff / vendors are contacted to perform maintenance on-site.
- Plans, organizes, manages, and supervises maintenance and repairs.
- Create and maintain documentation for non-residential portfolio, i.e. maintenance requests, work orders, delivery tickets, service reports, monthly metrics report, etc.
- Prepares scopes of work for projects and advises on business and operational needs.
- Ensures all projects are delivered on time, within scope, and within budget.
- Assist with developing and monitoring non-residential budget; tracks expenses and when applicable revenues generated by the facility;
tracks daily weekly, monthly, and yearly attendance figures.
- Investigates and resolves complaints or inquiries concerning the operations of the facility.
- Provides administrative support by answering questions and maintaining correspondence with other divisions or agencies;
leads and schedules tours; interfaces with community groups, and actively promotes the facility throughout the community.
- Responsible for snow removal and lawn care maintenance and performs related duties as required.
- Oversees building security, other building occupants and ensures the building is properly maintained.

QUALIFICATIONS
Requires a bachelor’s degree in a related field or an equivalent combination of education and experience with a minimum of three (3) years of facilities management.
The ideal candidate will be familiar with local building codes and Occupational Safety and Health Association (OSHA) work standards and possess a general working knowledge of HVAC systems, electrical, plumbing, fire safety, sprinkler systems, and security systems.
The manager must be able to program, track, and perform daily operational and planned preventive maintenance task. Must have general knowledge of business, management, finance, and accounting including budgeting activities and experience in planning, prioritizing, and organizing a complex workload.
Must be proficient with commonly used technology and able to navigate computer-based systems of record on a desktop, laptop, and mobile applications.
Effective verbal, written, interpersonal communication skills are needed. Must be able to work well in an environment with frequent priority changes.
The position may require weekends, nights, or be on-call as a regular part of the position. Must have a valid Illinois driver’s license in good standing.
Must be able to lift up to 50 pounds unassisted.
