Commercial Project Manager and Estimator

We are seeking an experienced successful Commercial Project Manager / Estimator.

The ideal candidate must have a proven track record with a GC / Commercial Construction company while being professional and a motivated self-starter with a minimum of 5 years proven successful Commercial Construction, Project management experience.

We are looking for an experienced Project Manager to plan and supervise a wide range of construction projects from start to finish.

You will organize and oversee construction procedures and ensure projects to completed on-time, within budget, while providing an exceptional experience for our owners and clients.

An excellent Construction Project Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results.

The ideal candidate will have an analytical mind and great organizational skills. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding the budget.

This position will also be responsible for seeking future work with clients through repeat business and / or new opportunities by joining community networks.

Responsibilities

• Prepare and execute the bidding and estimating for different types and sizes of projects, including preparation of bid instructions, pre-bid meetings, scope review, and subcontractor / supplier negotiations.
• Manage all aspects of project accounting, including issuing subcontracts and purchase orders, establishing project budgets, tracking change orders, issuing subcontract change orders, preparation of owner payment applications, and managing the overall profitability and cash flow of projects.
• Collaborate with engineers, architects etc. to determine the specifications of the project.
• Negotiate contracts with external vendors to reach profitable agreements.
• Obtain permits and licenses from appropriate authorities.
• Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.
• Perform all requirements of construction management, including team management, RFI’s, submittals, meetings, safety, job reports, inspection tracking, lead time tracking, etc.
• Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.
• Acquire equipment and material and monitor stocks to timely handle inadequacies.
• Hire contractors and other staff and allocate responsibilities.
• Supervise the work of laborers, mechanics etc. and give them guidance when needed.
• Evaluate progress and prepare detailed reports.
• Ensure adherence to all health and safety standards and report issues.
• Communication and / or Job visits with Superintendents and crews daily on progress of job.
• Communication via emails, in person, phone with progress updates.
• Completion and close out of projects within budget, on schedule, to the company’s quality standards, and the customer’s satisfaction.
• Estimating new projects and helping with others estimating projects.

Skills

• Proven experience as construction project manager.
• In-depth understanding of construction procedures and material and project management principles.
• Possess a Client First high level service attitude.
• Experience and expertise in Estimating a variety of different projects.
• Familiarity with quality and health and safety standards
• Excellent computer skills are required for this position. Must be extremely familiar with spreadsheets, web-based project management sites, scheduling software as well as normal Microsoft Office computer programs.
• Familiarity with construction / project management software.
• Outstanding communication and negotiation skills.
• Excellent organizational and time-management skills.
• Excellent written and oral communication skills
• A team player with leadership abilities.
