This position involves overseeing the operation and maintenance of office, retail, or industrial properties (heavier focus on industrial) with a focus on ensuring timely responses to maintenance issues, managing vendor relationships, and maintaining communication with tenants and property owners.

Essential Functions :
Maintenance and Tenant Relations :
- Address and resolve maintenance issues and tenant complaints.
- Provide 24 / 7 response for emergency and routine maintenance.
- Manage after-hours emergency calls and urgent communications.
Property Inspections and Reporting :
- Conduct routine property inspections to identify maintenance needs.
- Prepare and issue periodic narrative reports.
Financial Oversight :
- Monitor and report on the financial status of assigned properties.
- Communicate with property owners regarding non-budgeted improvements and capital contributions.
Vendor Management :
- Solicit, review, and negotiate contracts with vendors for various services.
- Oversee vendor performance and approve invoices.
Correspondence Management :
Handle all correspondence related to assigned properties, including phone calls, emails, and letters.
Budget Preparation :
- Prepare annual operating and capital budgets.
- Develop long-term improvement plans for properties.
Project Administration :
Act as project administrator for limited renovation or addition projects.
Personnel Management :
- Hire, train, and manage on-site personnel.
- Conduct performance reviews and manage salary administration.
Leasing and Marketing Assistance :
Collaborate with leasing agents to support marketing efforts.
Qualifications :
- Licenses : SC Real Estate Sales or Property Manager’s License, Valid Driver’s License.
- Education : High School Diploma required; 4-year College Degree preferred.
- Designations : CPM or RPA designation preferred.
- Experience : Minimum of 5 years in property management or facilities management.
Knowledge :
- Basic accounting principles.
- Construction / maintenance industry terminology.
- Federal and state laws governing construction / maintenance.
