SUMMARY OF DUTIES
The position title will manage and maintain all environmental systems, including heat pumps, lighting, electrical wiring, fixtures, carpentry, painting, plumbing, and mechanical tasks.
The position will perform routine monitoring, emergency repairs, and service requests, ensuring building systems' optimal performance.
In addition, the position will assist with scheduling and coordinating outside service vendors. Seeking continuous improvement, the position title, will accept diverse tasks and explore value-adding maintenance opportunities.
POSITION RESPONSIBILITIES
- Manage environmental systems (duties relating to heat pumps include but are not limited to; change filters, monitor performance, fix when repairs needed, etc.).
- Manage elevator and fire sprinkler maintenance and inspections.
- Perform routine monitoring & maintenance of all other building systems.
- Respond to and address minor and emergency repair and / or service requests.
- Assist with scheduling and facilitate access for outside service vendors as needed.
- Orders supplies as needed.
- Enhances maintenance department and organization reputation by accepting ownership for accomplishing new and different requests;
exploring opportunities to add value to job accomplishments.
- While in the on-call rotation, responds in a timely manner to complete the maintenance request.
- Maintains building accessibility and appearance by removing ice and snow from walkways, entry & exit doors, path to dumpster, and parking lot.
- Maintaining the outdoor areas to ensure a welcoming environment (including lawn mowing, gardening, debris removal, etc.).
- Travels to any site location that may require maintenance assistance as requested.
- Moves furniture, equipment and supplies as assigned to set-up facilities and meeting rooms.
- Follows safe work practices.
- May be required to perform the duties of a janitor to include sweeping, mopping, vacuuming, dusting, and polishing furniture, washing walls and windows, collecting and removing waste, cleaning restrooms and replacing restroom supplies as needed.
- Completes all trainings required by the agency.
- Performs all other duties as assigned.
QUALIFICATIONS
- High school diploma or general equivalency diploma (GED) plus a minimum of 5 years of mechanical maintenance experience (including repairs and renovations, equipment maintenance, masonry, plumbing, Electrical, Painting, Facilities Coordination, Safety Management, roofing, welding, carpentry, etc.)
- Experience working with HVAC Systems (a combination of heat pumps and conventional gas fired boilers) a plus.
- Experience working with elevator maintenance and inspection protocol as well as fire sprinklers a plus.
- Advanced critical thinking and problem-solving skills.
- Strong communication skills (both written and verbal).
- Efficient & effective time management skills.
- Able to work as needed while on-call (calls can be received on weekends, nights, and holidays).
- Knowledge of basic janitorial equipment and commercial cleaning techniques.
- Ability to use maintenance and repair equipment such as, but not limited to, hand tools, hammers, drills, and ladders.
- Experienced using the Microsoft Office Suite (Outlook, Word, etc.)
- Work effectively both independently and as a member of team under absence of direct supervision.
- Ability to lift a minimum of 50 lbs. (snow removal, furniture / office supply movement, etc.)
- Interact in a professional and respectful manner with all stakeholders of the agency.
- Must have reliable transportation as this position requires travel to all agency locations.
- Valid NYS Driver’s License.
- Must have accredited NYS Defensive Driving course; or obtain within 15 days of hire and send certification of completion to Human Resources.
- Must maintain active NYS Defensive Driving course every 3 years and send a copy of the new certification of completion upon expiration.
- Must maintain valid vehicle inspection, registration, and insurance cards and send updated copies to Human Resources upon expiration.
