The Manager is responsible for all day-to-day physical building and related support systems of the project under the supervision of the Contract Operations Manager.

The Manager is also responsible for working directly with the Contract Operations Manager and the Director of Operations in implementing and maintaining the energy management system, preventive maintenance (PMs), quality standards, operating objectives, and goals of the contracting office and Didlake.

This must be done in a manner that not only protects but also maximizes the value of the property. The Plant Manager must also exhibit legendary customer service when communicating with co-workers, staff, tenants / occupants, vendors, and contracting personnel.

The ideal candidate will be a proactive leader who leads and motivates by example, makes the necessary decisions, and takes necessary risks, when appropriate, without waiting for meetings to happen.

A proven track record and references are required.

Administrative

  • Maintain relationships with the facilities staff to update work orders and preventive maintenance tickets.
  • Mentor subordinate staff with on-the-job training opportunities and planned training for technicians.
  • Administer inventory control programs and systems to ensure :
  • The availability of parts and supplies.
  • Accurate and timely records of receipts and invoices.
  • Assist management in the day-to-day financial transactions, selection, administration, and evaluation of suppliers and contractors including but not limited to :
  • Coordination of bidding and pricing.
  • Recommendation of vendors / contractors.
  • Subcontractor Management.
  • Guidelines for competitive selection.
  • Issuance of purchase orders based on management policies, procedures, and the terms of the contract.
  • Confirmation of receipt of goods or services.
  • Evaluation of performance.
  • Evaluation of costs.
  • Coding of accounts payable invoices.
  • Approving accounts payable invoices.
  • Administration / maintenance of quality and cost controls.
  • Maintaining accurate, timely expense records and files.
  • Develop / administer capital and operating budgets with management.
  • Manage the property within the parameters of the budget and any management business plans.
  • Hire, train, and supervise maintenance, security, and cleaning staff.
  • Maintain compliance with all Didlake personnel policies and procedures.

Building Project

  • Initiate, contract, and administer all necessary services to maintain and enhance the value, operating efficiency, and physical appearance of the property, including but not limited to :
  • Project staff.
  • Contracted services.
  • Quality and performance standards for staff and contractors ensuring compliance with agreements.
  • Contracting and monitoring qualified contractors and tradespeople needed for project work.
  • Maintaining current certificates of insurance for all contractors.
  • Monitor and oversee plant operation, note standard and non-standard conditions, and know when to seek assistance from the Contract Operations Manager and / or outside vendors.
  • Assure all equipment is operated and maintained within the manufacturer's specifications and the operating guidelines of the property.
  • Snow removal and ground maintenance.
  • Conduct weekly walk-throughs of the facility to ensure all areas are aesthetically kept up to Didlake standards including but not limited to :
  • Grounds / Exterior
  • Mechanical rooms
  • Snow removal (when and where necessary)
  • Common areas (Architectural and structural condition / aesthetics)
  • Offices
  • Conduct weekly walk-throughs of the facility with the custodial team to ensure all areas of the facility are meeting Didlake standards including but not limited to : restrooms, common areas, offices, grounds / exterior (rubbish removal)
  • Understand and establish and / or improve preventive maintenance and overhaul schedules for all equipment and mechanical systems within the project.
  • Monitor and control the effectiveness and efficiency of energy usage without compromising tenant comfort.
  • Understand OSHA guidelines and how to ensure that all equipment is maintained to guidelines / standards.
  • Prepare and update weekly reports and provide a copy to the Contract Operations Manager
  • Execute performance testing on equipment using the appropriate tools / equipment (refrigerant gauges, thermometers, volt-ohm, and amp meters, etc.).
  • Read and comprehend blueprints and schematic diagrams of wiring, HVAC, plumbing, pneumatics, and building construction.

Building Maintenance

  • Execute routine preventive maintenance programs in the face of interruptions.
  • Test, maintain, and restore to working order any component of the main engineering systems used within a property including, but not limited to the following : HVAC, Chilled water, plumbing, electrical, and structural.
  • Operate and use necessary manual and power-driven tools.
  • Lift and carry objects of up to 50 lbs for distances of up to 30 ft.

Emergency Systems

  • Respond appropriately to and assist emergency response personnel, at any time when on duty or on call.
  • Test, maintain, and restore to working order any component of the emergency systems used within a property including, but not limited to the following : fire alarm, fire suppression, fire pump, generator, and electrical.
  • Ensure compliance with the emergency procedures for each property in conjunction with local jurisdiction and management guidelines.

Communication

  • Build and maintain effective communications and relationships with the Contract Operations Manager, Director of Operations, Staff, tenants / occupants, vendors, contracting officers, and peers.
  • Communicate about practical building systems (HVAC, maintenance, etc.) issues.
  • Overall, the communication style must be proactive and persuasive, as well as responsive and service oriented.
  • Act as a full member of the Management team, building and maintaining effective relationships, managing differences of opinion, joining team meetings, sharing ideas, being persuasive, and listening effectively.
  • Convey thoughts and recommendations orally and / or in writing to supervisors, contractors, and others in order to solve building-related problems.
