Arbor Homes / Elite Homes, one of the largest homebuilders in Indiana and Kentucky, and a Berkshire Hathaway Company, is currently looking to hire a Director of Land Acquisition to manage the identification, entitlements, and acquisition of land and developed lots for residential construction in the Louisville Market.

The job entails working in a fast-paced, team environment while developing a network for land acquisition and managing relationships with engineers and attorneys to facilitate due diligence and acquisition.

You will collaborate with all functional peers as a member of the Division Leadership Team. The Company allows for flexible schedules, centered around performance and is family-oriented.

WHAT WILL YOU BE DOING?

  • Develop a sufficient land purchase plan to achieve financial objectives.
  • Network with colleagues, brokers, developers, engineers, planners, municipalities, and landowners for new acquisition opportunities to achieve the land plan.
  • Use resources such as aerial maps and database services to find vacant or semi-vacant parcels with the potential for residential use.
  • Identify and secure best prices and terms on property that conforms to divisional business plans and financial objectives.
  • Complete land feasibility analysis, supported by preliminary sales pricing based on competitive market analysis and current costs to develop, for Division President investment approval.
  • Negotiate land purchase contracts and review with outside law firm.
  • Perform preliminary due diligence and underwriting to verify viability of each deal.
  • Manage entitlements for projects in the pipeline.
  • Coordinate with the land development team for smooth transition from entitlements to development.
  • Keep up to date on local market land transactions.
  • Recruit, train, manage, motivate, and support the Land Acquisition Team.
  • You are willing to perform other duties as assigned.

WHAT WILL YOU BRING?

  • Bachelor’s degree preferred, but not required, or meet the minimum requirement for number of years of direct experience.
  • Five years’ experience in land acquisition and entitlements (with a production builder preferred).
  • Demonstrated success in the home building industry, preferred.
  • Exceptional communication skills both written and verbal - to communicate effectively with landowners, municipalities, engineers, and peers.
  • Comfortable presenting ideas and solutions to leadership and key business partners.
  • Strong attention to detail.
  • Strong organizational skills and time management skills.
  • Ability to establish and maintain strong relationships.
  • Ability to learn quickly on the job.
  • Ability to be a team player with a positive attitude looking to contribute positively to the company culture and maintain a personal and team development growth mindset.
  • Proficient in MS Excel, PowerPoint, and Word.
