The Henry Kaufmann Campgrounds is seeking a Maintenance Technician / Resident Caretaker to live and work at its Long Island site.

The Maintenance Technician / Resident Caretaker is a full-time, year-round position where in addition to the Maintenance Technician responsibilities as a member of the Maintenance staff, the individual lives on the grounds in company-provided housing to safeguard the property during off-hours.

As the caretaker, this individual is expected to earn a few (2 - 5) hours of overtime on a regular basis.

ABOUT THE ORGANIZATION

Henry Kaufmann Campgrounds is a small non-profit that manages and operates three facilities located in Long Island, Rockland County and Staten Island.

HKC Long Island, our 325-acre property, serves as home to four separate children's day camps. On any given summer day, we welcome around 2000 campers and camp staff at each site.

A DAY IN THE LIFE OF THE MAINTENANCE TECHNICIAN / RESIDENT CARETAKER

As Maintenance Technician, you will be assisting with the maintenance of HKC's 325-acre facility - the grounds, buildings, swimming pools - ensuring that it is well maintained.

Tasks might include mowing, painting, assisting with vehicle or equipment repair, working on a water or sewage issue, carpentry work, removing trash or blowing leaves and using such equipment as a leaf blower, weed whacker, ride-on deck mower, or skid steer.

There is a cycle to the work based on the season (winterizing in the fall, planning and deep cleaning or repair in the winter, preparing for camp in the spring, and maintaining in the summer) but there are always regular tasks to be done regardless of the season.

Each week brings its own challenges, and adjustments will always need to be made based upon the weather.

As Caretaker, you will be the off-hours custodian of the entire campground property, responding to visitors, vendors, contractors and / or trespassers as needed.

Daily you will conduct rounds checking the property for signs of trespassers, vandalism and ensuring doors and gates are locked.

MANAGEMENT

The leadership team is made up of the Property Manager, Site Superintendent and Assistant Site Superintendent.

WORK SCHEDULE

This job requires the team to work in-person. As Maintenance Technician, you will work a 35-hour work week on weekdays, usually starting at 7 : 00am.

As Caretaker, you will regularly work about an hour each evening doing your rounds and two hours on the weekends, one in the morning and one in the evening.

You will also be on call to respond to emergencies. During the off-season (September - April), there may be an occasional weekend event.

The gear up to the start of camp (May - June) is the busiest time, where extended days and weekend work should be expected as we ensure the grounds are ready to welcome the campers on the first day of camp.

MINIMUM REQUIREMENTS

The ideal candidate must have at least 2-years' experience, be it as a caretaker, maintenance technician, or some other similar capacity.

This experience must include working hands-on side by side with a team ensuring a safe work environment consistent with OSHA regulations.

Also required is a valid driver's license. This individual will be expected to obtain OSHA 10 and CPR / First Aid Certification.

Our new Maintenance Technician / Resident Caretaker needs to have working knowledge of general maintenance and janitorial services, and more technical experience in either carpentry, plumbing, vehicle and machinery operation or framing and roofing.

Additionally, this individual needs to be able to handle tasks that may include prolonged standing, bending, stooping, and stretching;

eye-hand coordination and manual dexterity to manipulate equipment.

This job is mostly working out-of-doors with daily exposure to the sun and heat in the summer.
