The Director of Preconstruction is a key contributor to the overall success of our project teams. Based in our home office located in Fenton, MO, the Director of Preconstruction is charged with leading our awesome preconstruction team through all aspects of the process including bidding, soliciting of subcontractors, and working with clients, architects, vendors, and trade partners.
The leader of this team will be responsible for the management of proposals from receipt, through compilation, turnover to operations, and negotiation during early release phases.
The successful leader will be expected to build strong relationships with both clients and trade partners.
Essential Duties and Responsibilities include the following leadership with the pre-construction team. Other duties may be assigned.
- Leading design calls and providing constructability feedback.
- Prepare take-off estimates and budgets at milestone intervals as required on a project-by-project basis.
- Develop bid scope for trade packages and vet subcontractors to ensure compliance with bid scope.
- Review drawings and specifications; have a thorough understanding of the scope of work.
- Develop RFI's and / or clarifications to ensure adequate coverage.
- Assemble a comprehensive cost estimate and include available value engineering options.
- Plan site logistics with input from field.
- Knowledgeable in construction means and methods.
- Strong interpersonal skills, able to build relationships and communicate effectively at all levels.
- Excellent verbal, written communication, and presentation skills.
- Proficient in Microsoft Project, Microsoft Office including Microsoft Word, Excel, and Outlook.
- Maintain thorough understanding of contract documents and subcontracts.
- Prepare meeting minutes for pre-construction meetings.
The Ideal Candidate :
- 15+ years of experience with large commercial projects with a general contractor in both field and estimating.
- Hospitality and multifamily experience preferred.
- Engineering, architecture, or construction management degree preferred.
- Strong leadership and management skills in directing an organization, department, or group.
- Keen knowledge in estimating, scheduling, quality control, design review and coordination, proposal preparation.
- Procore experience preferred.
- Positive reputation and relationship with regional St. Louis construction industry.
- Strong business acumen including understanding of project cost, schedule, and forecasting.
- Focused on superior customer service with high attention to detail.
- Exceptional work ethic and desire to lead and mentor.
