TITLE : Leasing Specialist
REPORTS TO : Property Manager
FLSA STATUS : Non-Exempt (hourly)
The Leasing Specialist (LS) is responsible for leasing apartment homes and maintaining a high level
of occupancy in the community. The LS responds to all rental inquires using appropriate sales
techniques, marketing plans, and approved marketing material. Metropolitan Holdings is dedicated to
exceptional customer service, which includes interactions with residents, guests, and co-workers.
Employees are expected to use their best judgment in determining the most appropriate course of
action, using customer service as a guiding principle.
JOB DUTIES :
Leases apartment homes - greets prospective residents, determines their needs and preferences,
professionally presents community and specific apartment homes available; communicates features and
benefits; answers incoming calls and handles each with professionalism; completes guest card
information form on all prospects and follows up as appropriate; enters all guest cards and
applicants into computer system same day; accurately completes leases and renewal applications,
assists with verification, and notifies prospective residents of results; generates miscellaneous
- resident communication as needed; maintains awareness of local market conditions and trends;
- contribute ideas to the Manager for marketing property and improving resident satisfaction;
maintains a professional and friendly atmosphere in the leasing office and other areas where
prospective residents and residents meet; maintains a professional appearance in accordance with
uniform requirements.
Completes opening and closing duties in accordance with company business hours on
weekends and / or other times as directed by manager; physically inspects property when on grounds,
picks up litter, and reports any service needs to the maintenance staff; inspects move outs and
vacancies as needed; ensures a neat and clean appearance of the clubhouse; cleans areas as needed;
inspects models and market ready vacancies daily to ensure cleanliness.
Monitors and collects accounts receivable and delinquencies; compiles accounts payable for
Property Manager’s disposition; assists with turnover activities, i.e., determining charges for
damages by occupants; inventories office supplies and reports needs to Property Manager; organizes
and files leases, reports, and other business related documents; assists Manager in
preparation of daily and weekly reports, resident communications, move-out inventory, market
surveys, etc; assists in handling resident issues, including service requests, in a timely manner;
distributes written communication to residents as needed.
Perform other duties as assigned.

PREFERRED KNOWLEDGE, SKILLS, EDUCATION and EXPERIENCE
- High school diploma or equivalent combination of education, training or experience.
- Property Management experience preferred.
- Basic math skills and computer programs and platforms.
- Must be detail oriented and organized.
- Able to work overtime and emergency call in.
- Must be able to communicate effectively verbally and in writing.
- Must be able to read and comprehend the English language.
- Valid Driver’s License and reliable transportation.
WORK ENVIRONMENT
The LS works on-site at an apartment community and interfaces with external / internal customers,
residents, and vendors on a regular basis. Depending on the property, hours range from 8 am 7 pm.
LS may be scheduled to work weekends (Sat / Sun). Must be available to work over-time as needed. The
LS should be flexible and readily available depending on the needs of the property.
PHYSICAL REQUIREMENTS
- Must be able to reach and grasp with hands and arms.
- Able to stand, crawl, crouch, stoop, squat and kneel for prolonged periods of time.
- Able to regularly lift objects weighing 25 pounds to waist height.
