Job Description

Job Summary :

Manages the Electric, University Maintenance, and Boiler Shops for the Medical University of South Carolina, Charleston Division.

This is an enterprise role that supports both the University and MUHA buildings. The position manages and directs the operation, repair, and maintenance of the electrical distribution systems, the piping distribution systems, and the steam distribution systems, including the substations and physical plants associated with these systems.

Example campus systems include, but are not limited to the following : campus emergency power supply systems (EPSS), potable water systems, RO / DI generation systems, medical vacuum / medical air / control air systems, steam generation and distribution systems, heating water systems, and fuel systems for generators and boilers.

Provides engineering review of capital project design documents and for the design, contract procurement and contract administration for these systems.

Develops and documents electrical and mechanical strategies for optimizing system performances. Recommends changes to operating procedures, maintenance strategies and repair plans based upon observed on-site conditions.

Job Responsibilities :

30% - Ensures that all repair and maintenance activities are conducted in a safe manner according to MUSC and MUHA Policies, and in compliance with applicable codes and standards including Joint 'Commission, OSHA and other regulatory requirements.

Includes management and supervision of an in house staff of maintenance personnel including the Electric, University Maintenance, and Boiler Shops.

Duties include : hiring, training, assigning of work managing & evaluating performance, and conducting periodic performance evaluations.

Initiates, implements, and manages the facility maintenance programs based on best practices in the healthcare and higher education industry, with an emphasis on planning / scheduling, reliability, and preventive / predictive maintenance.

Ensures that the productivity and actions of the in-house and contracted labor personnel meet / support the overall operational goals of the department as established by department leadership.

10% - Achieves optimal electrical and mechanical system operational efficiencies by developing and maintaining electrical, piping, and steam systems.

Develops strategic infrastructure plans by studying existing conditions and future building plans. Maintains mechanical and electrical systems by establishing and enforcing ongoing maintenance schedules and procedures and testing programs, scheduling repairs, and coordinating shut-downs and installation.

10% - Review of designs and documentation prepared by outside consultants to ensure conformity with University and building code standards in the engineering field of practice and the impact of new designs on existing systems.

Reviews ongoing and completed projects to ensure adherence to University construction standards procedures, and design principles.

10% - Plans and executes electrical and mechanical projects by determining specifications, selecting contractors, establishing installation schedules, integrating architectural and mechanical design specifications, verifying code requirements, and updating cost estimates.

10% - Provides technical advice and solutions to facilitate proper design, installation, operation, and maintenance of electrical and piping distribution systems and their associated physical plants.

Identifies energy efficiency opportunities for buildings and analyzes the viability of the project from both operational and financial perspectives.

10% - Communicates and collaborates with other Facilities Management leadership in the performance of work.

10% - Other related assignments as designated by department leadership.

5% - Utilizes a computerized maintenance management system (CMMS) for tracking corrective work orders and tracking of preventive maintenance work order compliance.

5% - Participates in periodic regulatory surveys in order to demonstrate compliance of the maintenance programs.

Infrequent) Ability to push / pull objects, up to 15 lbs., unassisted. (Infrequent) Ability to maintain 20 / 40 vision, corrected, in one eye or with both eyes.

Continuous) Ability to see and recognize objects close at hand. (Frequent) Ability to see and recognize objects at a distance.

Frequent) Ability to match or discriminate between colors. (Frequent) Ability to determine distance / relationship between objects;

depth perception. (Frequent) Good peripheral vision capabilities. (Continuous) Ability to maintain hearing acuity, with correction.
