Our Suburban Detroit based client is a prominent, well established real estate organization with a large portfolio of commercial properties and apartments in multiple states.
Will oversee annual expenditures in the $7.5 to -$20M range.
The Director of Construction & Project Management (DCPM) leads and manages capital improvement projects to enhance the structural integrity, efficiency, and aesthetic marketability of multi-family properties.
The DCPM is responsible for developing and managing assigned capital and rehabilitation projects, including developing budgets, overseeing project design and quality, obtaining permits, and overseeing construction completion.
This DCPM will assemble the necessary contractors and vendors to provide renovation and remodel services as required to keep apartment inventory modern and relevant, and capital projects to keep assets preserved.
The DCPM is an essential component of the executive team responsible for planning and coordinating all material construction and capital improvement projects to successful completion, including budget oversight.
Includes supervision of interior apartment renovation programs as well as working alongside construction and designers for other renovations and / or capital projects.

Job Duties
- Plan, design, and execute multiple renovation and construction / capital projects, from conception to completion, in alignment with budget, scope, and contract
- In collaboration of site and regional team, draft and approve formal scope of work for capital projects
- Oversee bidding and selection of outside contractors and vendors for capital projects and renovation programming
- Prepare and submit budget estimates, progress reports, and cost tracking reports for assigned capital project contracts
- Translate capital projects and renovation programming into detailed scopes of work for site personnel and contractors while implementing applicable value engineering strategies
- Interpret and explain plans and contract terms to representatives of the owner, including administrative staff, workers, or clients
- Evaluates the necessity for and approves design and / or specification change orders and communicates those changes in advance
- Direct and supervise construction and related contractors
- Prepare contracts or negotiate revisions to contractual agreements with architects, vendors, consultants, contractors, suppliers, or subcontractors
- Provide preconstruction services (cost estimating, scheduling, purchasing, and logistics analysis) for renovation or proposed capital projects
- Confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters, such as work procedures, complaints, or construction problems
- Plan, organize, or direct activities concerned with the construction or maintenance of structures, facilities, or systems
- Conduct recurring physical inspections of capital and renovation projects to monitor contract and scope compliance, building and safety codes, and other regulations
- Investigate damage, accidents, or construction / capital project delays to ensure that proper construction procedures are being followed
- Develop and implement quality control programs for all renovation programming and capital projects
- In collaboration with the executive and Risk Management team, review, and process insurance claims for property damages and / or losses
- Assesses building conditions and plan for long-range maintenance, facilities, and capital project planning
- Participates in due diligence for acquisitions
- Perform, or contract others to perform, pre-building assessments, such as conceptual cost estimating, rough order of magnitude estimating, feasibility, or energy efficiency, environmental, and sustainability assessments
- Works with city / county officials, apply for necessary permits, and calls for project inspections
- Facilitates monthly and quarterly meetings to review active and pending projects (project pipeline)
- Manage the preparation of capital project bid documents. Oversee bidding and selection of outside vendors for capital projects and supports vendor selection for the Multifamily Department
- In partnership with the Regional Directors, prepare and contribute to quarterly property evaluations for Capital Expenditures segment
- Complete other tasks or special projects as assigned
Job Requirements
- A successful candidate will have at least 10 years of experience in multifamily management, building, or capital construction project management
- A strong working knowledge of multifamily property operations, with emphasis on repairs and maintenance, make-ready / turnover processes, and general facilities
- Exceptional organizational skills and the ability to manage dozens of projects simultaneously
- Proficient computer and spreadsheet modeling skills including use of Microsoft Office Suite software (Excel, Word, Project, and Outlook)
- The ability to work independently in a fast-paced environment
- Thorough understanding and strong working knowledge of building trades related to HVAC, carpentry, plumbing, roofing, electrical and landscaping is required
- General knowledge and understanding of building system operations (including utilities / infrastructure), regulations and codes related to building construction and maintenance
- Basic ability to read and interpret technical drawings and blueprints
- Excellent written and verbal communication skills
- Ability to travel from metro Detroit to properties in and out of state, one to two weeks per month, based on needs of portfolio
- Bachelors Degree in Construction Management preferred.
- This position is a full-time position and may require the availability to work some evenings, weekends, and occasional holidays.
Regular attendance and active participation / planning at company functions and events is also required
