Job Description

Summary : This position is primarily responsible for the operations, the maintenance, and the fiscal management of three smaller Class A office properties in the Durham & Morrisville, NC area totaling 265,000 sq. ft.

This position requires daily interaction with the tenants, team members and third-party vendors.

Location : Durham, NC

Hours : Full-time 40 hrs / week

FLSA status : Exempt, Salary

Reports to : Vice President, Investments and Acquisitions Responsibilities but are not limited to :

  • Manage day-to-day operations of the portfolio.
  • Lead customer service and tenant retention.
  • Conduct weekly property inspections for compliance and aesthetics.
  • Budget preparation and management.
  • Monthly reporting
  • Manage the engineering staff in the portfolio.
  • Strong organizational and analytical skills
  • Administering vendor relationships and contracts, focusing particular attention towards delivering the highest level of client service on time and on budget.
  • Serving as the point-of-contact for the property management team, including providing resources, support, and training.
  • Interfacing on a daily basis with internal accounting staff while assisting in systematizing processes between property management and accounting divisions.
  • Ensuring compliance with the terms of client management agreements.
  • Other duties as assigned.

Requirements

  • Minimum 2 years of experience in commercial property management.
  • Ability to organize and manage multiple tasks in a calm and proficient manner whileworking in a fast-paced environment.
  • Exceptionally effective communication skills, demonstrated in both writing and conversation
  • Demonstrable interpersonal and relationship building skills, including theability to work effectively in teams.
  • Acute attention to detail and accuracy, with extremely high standards for excellence.
  • Strong familiarity with Microsoft Office Suite including Excel and Word.
  • Experience using Yardi property management software is preferred.
  • Understanding of Class A building systems.
  • Understanding of the annual budgeting process.
  • College degree preferred.
