What The Role Entails

The Pre-Construction Manager will be responsible for overseeing the preconstruction phase of CloudHQ’s (CHQ) Data Center products.

The primary responsibility is to ensure all aspects of the project are well-defined, accurately estimated, and adequately prepared to facilitate a smooth transition into the construction phase.

Close collaboration with the development and construction teams is essential, providing guidance on cost estimation, budget forecasting, constructability, and contract negotiations with an emphasis on cost effectiveness and speed to market of all future inventory.

The manager will be responsible for professionally representing CHQ’s development department across multiple functions within the organization as well as outside of the company.

This role will be the primary point of contact and communication for preconstruction activities, acting as a leader to the general contractor / design team, and the primary liaison between CHQ and the construction / design teams.

What You Will Get to Do

  • Coordinate and develop project budgets, assist with take offs, and contract negotiations.
  • Work with design / construction teams to establish schedules
  • Support the sales team in responding to client RFPs.
  • Evaluate alternative design and construction methods for cost optimization.
  • Review project documents for constructability and provide feedback for improvement.
  • Prepare bid packages and evaluate proposals from contractors and vendors.
  • Build and leverage partnerships with architects, engineers, contractors, trade partners, equipment vendors, local municipalities, etc.
  • Manage budgeting process during preconstruction and support throughout project lifecycle.
  • Produce management reports relative to development projects
  • Attend project meetings and liaise action items between CHQ and design / construction teams
  • Champion CHQ initiatives on all projects
  • Develop creative solutions and innovations to help streamline processes
  • Complete all other duties as assigned by supervisor
  • Adhere to company safety standards and help promote a safe working environment for office and field employees, subcontractors and clients
  • Adhere to and promote the core values of CloudHQ

Requirements :

What You Bring to The Role

  • A bachelor’s degree, Real Estate Development, Construction Management, Engineering or equivalent
  • A minimum of five (5) years of experience in complex commercial development and / or construction management; data center experience highly preferred
  • The ideal candidate will have technical experience and / or education in a building’s mechanical or electrical systems.

Prior experience working on the general contractor and / or subcontractor a plus

  • Complex commercial development or data center experience
  • Ability to solve problems using analysis, technical and organizational expertise
  • Ability to use independent judgement and sound decision-making skills in situations that impact project timetables, direction, and outcome
  • Strong understanding of project planning, budgeting, and cost estimation
  • Proficiency with Microsoft Office 365 products
  • Strong quantitative skills (excel, budgeting, project cost controls)
  • Proficiency in analyzing project specifications and conducting quantity take-offs
  • Knowledge of value engineering principles and the ability to identify cost-saving opportunities
  • Familiarity with construction contracts, bid documents, and RFP development
  • Innovative approach that is proactive and forward thinking
  • Ability to adapt to changing project requirements and handle ambiguity
  • Responsible attitude with strong work ethic; leading by example in attendance, attitude and technical work product
  • Strong leadership skills to effectively guide and inspire project teams
  • Strong communicator with excellent presentation and speaking skills; enjoys working with customers and external audiences
