Salary Range
$19.76 - $27.60 per hour
Job Function
This is skilled work preparing surfaces for painting and in matching, mixing, and applying paints to equipment, furniture, buildings, swimming pools, sports courts, and other structures.
Essential Functions
This position may not perform all the functions listed, nor is this an exhaustive list of all the functions that may be performed.)
- Inspects surfaces to be painted and estimates and orders needed materials.
- Prepares surfaces by sanding, sandblasting, stripping, masking, scraping, and re-glazing.
- Installs and finishes drywall, including patching
- Erects and disassembles scaffolding.
- Applies paint to interior and exterior building surfaces, to metal equipment such as picnic tables.
- Lays out and stripes parking lots.
- Applies stain and varnish to furniture and other wood surfaces.
- Cleans and maintains brushes, spray guns, and other equipment.
- Complete and document work orders using the paperless Yardi Mobile Maintenance system, or other method specified by management.
Monitor accurate processing of work orders by assigned staff.
- Must be familiar with HUD’s physical condition standards and ensure properties are maintained accordingly.
- Ensure careful preparation and cleanup of work sites to protect OHA and resident property.
- Performs other related duties as assigned, or as the situation dictates, within the scope of this classification.
Qualifications
- Three years of experience in the painting trade on a variety of surfaces or completion of a recognized painter’s apprenticeship.
- Knowledge of the standard methods, practices, tools, and materials of the painter’s trade.
- Knowledge of the properties and uses of paints, varnishes, lacquers, enamels, primers, paint removers, and other surface preparation and finish materials.
- Knowledge of the occupational hazards and safety precautions involved in the painting trade.
- Skill in matching and mixing paints and varnishes and in applying them to differing surfaces with brushes, rollers, or spray guns.
- Ability to perform minor repairs in preparation for painting.
- Ability to understand written or oral instructions.
- Valid motor vehicle license; excellent driving record; insurable under OHA’s Auto Insurance Policy.
- Ability to establish and maintain effective working relationships with co-workers, consultants, contractors, HUD, local, state, federal officials;
ability to communicate with people from a broad range of socio-economic backgrounds.
- Ability to read, write, speak, and understand the English language.
- Basic math skills, including addition, subtraction, multiplication, division, and geometric calculations.
Working Conditions
- May be in or around potential hazards, including confined spaces, heavy machinery, moving mechanical parts, electrical currents, high noise levels, fumes, odors, dust, poor ventilation, and chemical exposure.
- May be in high places, including on ladders and scaffolding.
- May involve interaction with hostile, uncooperative, unreasonable, or obnoxious people.
- May require wearing a variety of protective equipment for extended periods, including mask / respirator, eye protection, hearing protection, coveralls, gloves, and headgear.
- May require contact with or proximity to household pets.
- Primary schedule is Monday through Friday, from 8 : 00 AM to 4 : 30 PM, but this may be modified to respond to emergencies.
- May require working holiday, weekend, morning, evening, or overtime hours.
- Work may be performed in vacant units, occupied units, and common areas.
Abilities
- Physical and cognitive abilities sufficient to perform all the job functions.
- Ability to perform heavy physical labor for extended periods.
- Ability to work up to 100% of shift standing and / or walking.
- Ability to walk, balance, bend, crouch, kneel, reach, twist, climb, crawl, push, pull.
- Ability to move and transport objects weighing up to 50 lbs. frequently, and up to 100 lbs. routinely, and more than 100 lbs. occasionally.
- Ability to communicate in speech and writing.
- Hand-eye coordination, manual dexterity, and sensory abilities sufficient to operate office technology, power tools, painting equipment, and motorized vehicles.
- Mobility sufficient to visit all assigned work sites.
