WHO WE'RE LOOKING FOR

The Asset Manager will play a pivotal role in Enclave's commercial leasing operations, collaborating closely with the commercial operations team to oversee lease administration and optimize portfolio performance.

With a focus on both commercial and multi-family assets, this role involves conducting comprehensive analyses of Enclave's portfolios, with particular emphasis on Capital Expenditure (CapEx) planning, real estate tax appeals, and identifying tax credit opportunities.

This individual will leverage their expertise to drive strategic decision-making, enhance asset value, and maximize returns across Enclave's diverse real estate portfolio.

RESPONSIBILITIES

Broker Relationship Management :

  • Collaborate closely with Developers to curate and strategically allocate listing agreements to brokers, ensuring alignment with project objectives and optimizing market exposure for maximum property visibility and profitability
  • Implement proactive measures to transfer listing agreements to new brokers in instances where performance benchmarks are not achieved, leveraging astute negotiation skills and market insight to seamlessly realign brokerage representation and maximize property potential
  • Oversee and cultivate broker relationships, employing a dynamic blend of proactive communication, performance analysis, and strategic guidance to foster collaborative partnerships that consistently deliver on company objectives while adapting to evolving market dynamics
  • Spearhead the onboarding process for brokers, crafting and articulating precise expectations regarding marketing strategies, communication protocols, and stabilization milestones, fostering a cohesive partnership framework that optimally positions properties for success in the marketplace.

Lease Analysis & Management :

  • Conduct financial analyses of lease proposals, utilizing sophisticated lease / rent calculations and comprehensive net present value assessments to inform strategic decision-making and optimize financial outcomes.
  • Provide insights to the landlord representative regarding potential challenges or unconventional terms in lease provisions, offering expert guidance to mitigate risks and enhance asset management efficacy before finalizing investments.
  • Ensure seamless alignment of potential leases with current market dynamics and long-term asset financial expectations, leveraging astute market knowledge and analytical acumen to drive strategic lease negotiations and maximize portfolio value.
  • Execute leasing processes with attention to detail, ensuring all contractual requirements, exhibits, and addendums are meticulously reviewed, negotiated, and accurately documented to mitigate legal risks and optimize lease agreements.
  • Collaborate closely with the Enclave Property Management Commercial Operations Team to actively monitor lease expirations, renewals, and performance metrics, leveraging internal dashboards and metrics to proactively mitigate vacancy risks and optimize portfolio occupancy.
  • Review and manage lien waivers and tenant improvement allowances with precision, ensuring timely approval and release in accordance with contractual obligations to facilitate property enhancements and tenant satisfaction.
  • Maintain open lines of communication with asset owners and company leadership, providing regular updates on portfolio performance and market conditions, fostering transparency, and facilitating informed decision-making to drive overall portfolio success.
  • In partnership with the Director of Investor Relations, support in preparing data for investor reporting.

Portfolio Financial Management

  • Conduct in-depth reviews of annual operating and capital budgets for the assigned portfolio, scrutinizing financial projections and resource allocations to ensure alignment with strategic objectives and optimal resource utilization.
  • Perform rigorous analyses of monthly, quarterly, and annual property operating reports, leveraging insights to formulate data-driven operational strategies that enhance property performance and drive sustainable value creation.
  • Assess annual property tax valuations and assessments, recommending and coordinating appeals as necessary to optimize tax liabilities and preserve portfolio value.
  • Participate in the process of identifying properties eligible for tax-saving programs coordinating comprehensive studies to maximize tax benefits and enhance portfolio returns.
  • Support in-depth analysis of capital expenditure decisions at properties, evaluating investment opportunities and recommending strategic allocations to drive asset value enhancement.
  • Assist in gathering materials for buyer reviews of potential dispositions, providing comprehensive due diligence documentation and strategic insights to facilitate informed decision-making.
  • Conduct comprehensive due diligence on prospective investment opportunities, meticulously evaluating market trends, financial performance, regulatory considerations, and potential risks to inform strategic decision-making and optimize portfolio performance.

KNOWLEDGE SKILLS ABILITIES

  • Bachelor's degree in business, finance, real estate, or another related field
  • Excellent understanding of financial markets, instruments, and strategies.
  • Detail-oriented with the ability to prioritize tasks, manage multiple projects, and meet deadlines in a fast-paced environment.
  • Excellent communication and interpersonal skills, with the ability to effectively interact with investors, tenants, and internal stakeholders.
  • 5+ years of real estate experience with asset management and transaction experience in multiple product types required
  • Experience in strategy / management consulting covering financial services / wealth management space
  • Effective communication and presentation skills
  • Excellent analytical and problem-solving skills
