Job Description
The Property Inspector will be responsible for conducting routine residential property compliance inspections to identify possible damage and safety hazards.
The position will effectively communicate with the residents of the property to relay inspection information and educate them on their responsibilities.
The Property Inspector will work with the property management team to facilitate repairs and improvements as needed and ensure the team is aligned.
The position will assist in performing routine maintenance at residential properties as needed.

ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES
- Conduct residential property comprehensive compliance inspections.
- Receive and process inspection orders.
- Perform residential renewal, violation or property inspections as needed
- Identify safety hazards and structural defects on the interior and exterior of the properties.
- Inspect residential properties to identify deferred maintenance, resident related damage, and asset damages.
- Document activity and required information into RentManager in real-time.
- Effectively communicate with residents about property, property maintenance, and inspections.
- Educate residents on their responsibilities and work to achieve compliance.
- Relay detailed inspection findings to residents in a timely manner.
- Conduct move-in orientations with new residents to ensure they understand their responsibilities related to the upkeep of the property.
- Inform residents about defaults in leases.
- Perform light maintenance and upkeep work at residential properties.
- Conduct light cleaning inside and outside to make the property appealing to prospective residents.
- Complete light maintenance tasks such as changing light bulbs and air filters.
- Photograph all areas of each property as needed
- Communicate with the property management team to facilitate repairs and improvements.
- Provide property management team with regular inspection progress updates.
- Keep informed on lease language and restrictions.
- Exhibit exemplary attendance and punctuality.
- Comply with company policies and procedures.
- Perform other duties as assigned.
EDUCATION & RELATED EXPERIENCE
- A high school diploma or equivalent GED is required.
- One (1) year of experience in property management is preferred.
- One (1) year of experience in a maintenance position is preferred.
- Prior experience using RentManager or a similar property management program is preferred, but not required.
- A valid state-issued driver's license and reliable transportation is required.
KNOWLEDGE, SKILLS, AND ABILITIES
- Knowledge of local, state, and federal laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws pertaining to real estate or leased properties.
- Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
- Knowledge of OSHA and building code regulations.
- Communicate efficiently and effectively in both verbal and written form.
- Use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.
- Ability to work and perform in a fast-paced, growing environment with little supervision.
- Ability to relate to all types of people and levels in and outside the organization.
- Roll up your sleeves attitude to achieve desired results.
- Highly organized with the ability to manage multiple jobs at the same time.
- Ability to utilize an iPad and Microsoft Office Suite.
