Our ideal candidate enjoys working with their hands while still maintaining a strong customer service will-do attitude. Our maintenance supervisor will be under the supervision of the Property Manager, this position is expected to be a subject matter expert on all maintenance tasks.

A Day in the Life

Maintaining the Physical Asset

• To further the brand of Blanton Turner through excellent maintenance of the property.
• Show accountability for all work and actions by setting a strong example and work ethic.
• Work hands-on and lead the unit punch list upon TCO (If necessary).
• Effectively lead and manage the maintenance and custodial staff as applicable including, but not limited to, hiring, training, scheduling, conducting employee reviews, disciplining, and being involved in termination.
• Develop, implement and manage maintenance budget.
• Establish and maintain effective working relationships with vendors and service contractors schedule and coordinate vendor and contractor activities.
• Maintenance team must adhere to all checklist and provide to management upon completion of tasks.
• To perform maintenance and repairs of physical property, including but not limited to doing : minor plumbing repair, general carpentry, landscaping, painting drywall and janitorial tasks.
• Set quality standards and ensure quality control.
• Maintain professionalism and communicate effectively with all key stakeholders including, but not limited to, residents, tenants, the Property Manager, Portfolio Manager, office staff, and vendors.
• Interact with residents and tenants with the highest level of customer service and positive, will-do attitude.
• Provide general maintenance & repair, daily upkeep of the property, and unit turns in a timely and efficient manner.
• Complete all work in a timely and professional manner in full completion.
• Must work safely at all times.
• Be available on-call for after-hours emergencies.
• Maintenance is expected to be attentive and focused on maintenance tasks throughout the duration of scheduled shifts.
• Adhere and / or create a maintenance schedule for critical maintenance needs such as but is not limited to; gutter cleaning, HVAC system maintenance, fitness center equipment maintenance, hot water / boiler maintenance, fire inspections, common area / exterior light inspections and tree care maintenance.

Team Management

• Effectively lead and manage property staff including, but not limited to, recruiting, hiring, training, scheduling, conducting employee reviews, disciplining, and being involved in termination.
• Lead by example all Blanton Turner philosophies and values.
• Effectively self-manage and independent communication among management and hourly staff.
• Ensure that all delegated tasks are completed if assigned by management and leadership team.
• Supervisor is expected to be available via phone at all times during scheduled hours.
• Communicate effectively and efficiently with all members of maintenance and all members of leadership.
• This position will also maintain effective and productive management of maintenance and custodial staff as applicable, through hands-on leadership and delegation of assignments in addition to oversight of overall performance of the maintenance at the property.
• Works well with a wide diversity of people, honestly, ethically with integrity and a sense of humor.
• The supervisor should communicate with all employees and associates in a professional manner.
• Organize and delegate daily work.
• Provide encouragement to team members, including communicating team goals and identifying areas for new training or skill checks.
• Identify areas to help team members gain new skills and prepare them to grow and advance with the company.
• Oversee day-to-day maintenance tasks and support as needed.

Requirements

• Comfortable standing for two hours at a time while work is performed.
• Able to stand on varying surfaces such as carpeting, linoleum, tile, concrete, gravel, dirt, and grass for multiple hours throughout the day.
• Standing is intermittent with walking.
• Lifting / Carry 10 to 50 pounds - when lifting various supplies or equipment.
• Assistance is available in moving furniture that weighs over 50 pounds.
• Push & Pull : Occasional pushing and pulling when moving furniture. Carts may be available for moving heavier equipment.
• Able to climb stairs and occasionally climb ladders when cleaning gutters, painting or performing other job duties.
• Bend / Stoop : Frequent bending occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
• Crouch : Occasional crouching occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
• Twist : Occasional twisting may occur when performing carpentry work.
• Kneel : Occasional kneeling occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
• Crawl : Rare crawling will occur to use crawl space to check facility pipes and wiring.
• Environmental Factors : May be subject to changes in temperature when outdoors and when going from indoors to outdoors.

80% of the position is performed indoors and 20% is performed outdoors. Exposure to paint, paint thinner, wallpaper glue as related to commercial and residential property management.
