Job Description

Overview :

The Sr. Director, Transactions will lead the department's strategy and oversee the transaction process for multifamily acquisitions and dispositions.

This role is crucial in ensuring the successful closing of all multifamily transactions while collaborating closely with Operations, Portfolio Management, Investments, and Asset Management departments.

The Sr. Director will set strategy, define processes, and actively participate in all aspects of the transaction lifecycle, maintaining strong relationships with internal teams, brokers, and partners.

Collaborate with Operations, Asset Management, Portfolio Management, and Investment teams to provide recommendations on factors that may affect the return and financial performance of all acquisitions and dispositions.

Ensure high accountability for inputs and assumptions during the underwriting process. (30%)

  • Verify the accuracy of due diligence materials to identify and mitigate risks that could adversely impact transaction pefomance. (20%)
  • Partner with internal teams to manage the Broker Opinion of Value (BOV) and Offering Memorandum (OM) process. Facilitate hold / sell analysis and presentations to key stakeholders and decision-makers. (10%)
  • Identify and coordinate post-acquisition actions required for successful transition into the operating platform and achievement of business plan objectives. (10%)
  • Establish and monitor critical deadlines for transaction-related tasks and activities. Promptly communicate potential closing obstacles to relevant parties and facilitate appropriate resolutions.

Identify pre- and post-acquisition transaction challenges. Manage expectations regarding closing timelines, progress, deliverables, and deadlines. (20%)

Develop a comprehensive understanding of deal structures, business plans, fund-level objectives, and major performance risks.

Ensure engagement of necessary parties to support the success of each transaction. (5%)

Establish and continuously improve the transaction department's strategic direction and processes. Create process documents and tools. (5%)

Requirements :

This position requires an Undergraduate (Bachelor) Degree in

Real Estate, Finance, Accounting, or related field.

  • Advanced (Master) Degree in Real Estate, Finance, Accounting, or related field preferred.
  • 8 - 10 years of general Real estate portfolio management, Asset Management and Analysis required.
  • 8 - 10 years of Real estate experience in project management and transaction roles required.
  • 8 - 10 years of Multifamily Real Estate Transactions required
  • Preferred certifications for this position include : Notary Professional / State Licensing
  • Required skills for this position include : Negotiation, Qualitative and Quantitative Analysis, Financial Modeling, Strategic Thinking, and Process Improvement / Project Management
  • Preferred skills for this position include : Collaborative, Personal Accountability, Conflict Resolution
  • This position requires up to 25% travel.

Compensation

Commensurate with Experience

Rate Range in Washington D.C. : $135,400 - $223,650 annually
