We are currently seeking a compassionate and experienced Campus Director of Plant Operations to join our growing team.

POSITION SUMMARY
The position Functions as Campus Director of Plant Operations for all the properties owned and managed by Cardinal Ritter Senior Services.
This individual provides functional, comfortable, safe facilities through efficient operation and use of equipment, appliances, and supplies.
They will also ensure facility equipment, journals and records are maintained to the highest quality at the Campus Complex.
They manage the numerous free-standing facilities of Cardinal Ritter Senior Services and serves as a resource to the on-site staff.
They are also responsible for the safety of CRSS and general OSHA compliance.
DUTIES & RESPONSIBILITIES
- Plans, promotes, implements, and evaluates the services of the Agency.
- Ensures proper documentation of journals, logs, and records of inspections and repair work conducted.
- Makes inspections, servicing, and maintenance of casualty control systems of the Agency.
- Develops and evaluates operating policies and procedures.
- Assist in preparing budget.
- Supervises, coordinates, and repairs power plant and mechanical equipment.
- Develops, implements, and evaluates a planned repair and construction program.
- Maintains an inventory of equipment, materials, and supplies.
- Determines priorities of preventive maintenance work requisitions, routine activities, modifications, and new installations of the Agency.
- Assists with 24-hour callbacks.
- Trains, supervises, and directs department personnel and property supervisors in the safe and proper use of all equipment, hand tools, and disaster preparedness.
- Obtains bids and makes routine purchases as outlined in Budgeting and Purchasing.
- Maintains a record of expenses, sales, and items purchased.
- Prepares monthly and yearly reports.
- Works in coordination with Housing Directors and Building Administrators.
- Works with Housing staff in seeking bids for all projects related to sites. Works with all vendors (maintaining good rapport) to ensure they provide us with the best services and prices possible.
- Acts as an overseer for all big maintenance projects.
- Ascertains if maintenance staff performs their tasks appropriately, in a professional manner. Assists with annual staff performance appraisals.
- Coordinates the use of maintenance staff for special projects.
- Works as consultant with Catholic Charities regarding building maintenance issues for Cathedral Tower.
- Supervises Property Supervisors.
- Responsible for ensuring staff follows HR Policies and Procedures
- Safety Officer for CRSS. Responsible for the OSHA program as it applies to Work Safety
- Aside from clinical / Nursing job specific requirements.
KNOWLEDGE & EXPERIENCE REQUIREMENTS
Graduation from high school, or equivalent and 3 years of supervisory experience in construction or related fields; or any equivalent combination of training and experience which provides the required skills, knowledge, and abilities.
Bachelor's degree preferred. Possession of a valid driver's license issued by the state.
- Must have knowledge of good engineering practices.
- Must also have knowledge of all inventory procedures, inspection principles, good cleaning and safety standards and vendor management.
- Must have knowledge of boiler efficiency tests and preventive maintenance.
- Must have knowledge of all aspects of building construction and maintenance.
- Must possess pertinent construction licenses as appropriate.
- Knowledgeable in disaster planning.
- Must be proficient in Microsoft programs.
SKILLS & ATTITUDES REQUIRED FOR SUCCESS IN JOB
- As an employee of a Catholic agency which cares for Senior Adults, all staff will demonstrate a respect for each client as a person created in the image of God, in a non-ageist manner.
- Must be able to respond within minutes to maintenance emergencies both on the Campus and in CRSS distant facilities.
- Must be able to perform the physical / essential functions of the position.
- Able to be a problem-solver and prioritize requests in an appropriate manner.
RELATIONSHIPS REQUIREMENTS
Must relate to , Administrators, Campus Directors, Apartment Managers, property and building supervisors, residents, residents' family members and must supervise maintenance supervisors and maintenance personnel.
