The Maintenance Supervisor shall maintain a high degree of professionalism at all times when meeting with residents, guests and / or agency representatives.
- Train and supervise staff to maintain an orderly safe, and efficient operation
- Supervise the staff to include making recommendations to the Building Manager on hiring, termination and annual evaluations of employees within the department
- Have a working knowledge of electrical low-voltage systems and operational troubleshooting in HVAC and mechanical systems, fire control panel, speaker systems, chillers, boilers, and emergency procedures
- Have working knowledge of plumbing; soldering pipes
- Weekly generator testing and record keeping
- Maintain a preventative maintenance program, drafting specifications for major repairs and / or replacements
- Maintain accurate work order and inventory records
- Responsible for orders, stocking, and replenishing supplies
- Provide tools and equipment needed to perform required maintenance
- Schedule and assign duties; inspect work and investigate complaints regarding janitorial / maintenance services. Take corrective action
- Resolve issues that arise in order to keep both building maintenance activities running smoothly or take care of any repairs needed on-site if there’s an emergency
- Schedule annual unit inspections as well as annual pest control of all units and common areas, and maintain records of such
- Schedule rotating on-call maintenance staff for after hour emergencies
- Develop maintenance procedures and schedules for staff
- Ensures maintenance and repair work is completed correctly and in a timely manner
- Perform a walk-through of the facility on a daily basis, to determine what maintenance is required and to ascertain possible liabilities at any location of the facility
- Assist with department budget estimates and costs of specific repair projects
- Ensure all employees comply with all safety rules, including wearing proper personal protective equipment (PPE), conduct monthly safety trainings and maintain records
- Respond in writing to annual Management reviews related to unit inspections and common area inspections performed by HUD and other reporting agencies
- Ensure the Building Emergency plans are up- to- date
- Attend regularly scheduled department head meetings
- Schedule vendors for unit repairs, bathtub re-glaze, flooring, and / or other unit modifications related to approved Reasonable accommodation requests.
- Monitor vendor performance and address concerns regarding performance
- Conduct move out inspections and begin the scheduling of vacancy turnover
- Ensure staff uniforms are updated and provided per contract
- Other duties as required and / or directed
MISCELLANEOUS SKILLS / DUTIES
- Proven experience as a maintenance supervisor or similar role
- Knowledge of a high-rise residential environment (12 story building)
- Strong technical knowledge of all building systems (electrical, heating, plumbing etc.)
- Knowledge of health & safety practices and regulations
- Understanding of budgeting and performance management
- Excellent planning and leadership abilities
- An eye for detail
- Skill in working well with an elderly population, including persons with disabilities
- Knowledge of RealPage mobile Facilities
- Knowledge of the Uniform Physical Condition Standards (UPCS) used by HUD REAC / NSPIRE
- Excellent communication and interpersonal skills
- High school diploma; degree from a vocational school is a plus
- Professional certificates such as HVAC, CMRP etc.
