Maintenance Supervisor

Tesoro Group is seeking an experienced Maintenance Supervisor to join a long term client's team at (2) of their properties in Burnsville, MN (55306).

The ideal candidate will have 7 years’ experience in residential maintenance, HVAC / EPA experience is required (certifications / licenses preferred), CPO preferred, experience with unit turns, strong experience with repairing and troubleshooting household appliances, have knowledge of basic maintenance, be self-motivated, be able to organize multiple tasks throughout the day and is self-sufficient.

This role is contract to hire (90-120 days before conversion) or can go direct hire for the right candidate.

This role will be working with (2) communities Site 1 : built in 1989, 306 units, 3 stories and Site 1 : built in 2002, 50 units / 3 stories.

Salary : $30-$36 / hour DOQ. This role is contract to hire (90-120 days before conversion) or can go direct hire for the right candidate.

Schedule : Monday Friday 830am 5pm must be available for apartment turns and emergency response / on-call.

Responsibilities and Job Duties :

• Supervises and ensures the proper maintenance of the property and grounds based on property objectives
• Safely supervises and directs maintenance staff
• Maintains property operating budget, including creating PO and getting approval prior to purchases
• Review work orders, prioritize and complete in a safe and timely manner
• Ensure all work orders are responded to within 24 - 48 hours
• Develop schedules, coordinate and manage make-ready program for the property in conjunction with the property manager and property staff
• Coordinate with vendors and contractors to complete work in a safe and timely manner
• Properly secure and care for property equipment and supplies
• Implement preventative maintenance plan
• Walk property weekly, identify maintenance & safety related issues and manage repair process
• Ability to be on call for after-hours emergencies

Qualifications and Experience :

• A minimum of 7 years of related experience and at least 2 years of experience in a leadership role.
• Prior experience in Multifamily Community maintenance, plumbing, carpentry, electrical, and painting - including unit turns.
• 4 years' experience in HVAC / EPA required, certifications are highly preferred.
• 2 years CPO experience required, certifications are highly preferred.
• Valid Drivers License and reliable transportation as this role will be roving between (2) properties and will have on-call upon conversion.
• Be able to pass a Kari Koskinen background check.
