Position Summary
The Superintendent is responsible for the daily operation, maintenance and security of the building. The building should always be cleaned and maintained in a first-class manner that is consistent with the Company policies.
It is the duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems.
Essential Duties and Responsibilities
The Superintendent will conduct all business in accordance with company policies and procedures, and state and federal laws (OSHA, ADA and Fair Housing).
Essential functions include, but are not limited to the following :
- Performs maintenance tasks personally and / or delegates to assistants. Oversees and occasionally inspects work performed by others.
- Institutes and manages system for handling resident work order requests.
- Investigate complaints, disturbances and violations and resolve problems following management rules and regulations.
- Diagnoses and performs on a daily basis minor and routine maintenance / repair.
- Make repairs in tenant's apartments, the building common areas, the garage and the building exterior.
- Maintain clean, properly illuminated, and well painted hallways, stairwells and public areas of the building.
- Maintain the exterior appearance of the building, the sidewalks and grounds at all times.
- Remove snow and ice, as needed.
- Maintain an adequate inventory supply of necessary materials and equipment. Keep a record of what is in stock. Order supplies and tend to repairs.
- Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
- Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
- Monitor and report temperatures during appropriate seasons.
- Perform and document (log) all required inspections and testing for Sprinkler / Standpipe fire suppression system.
- Prepare vacant apartments for new occupancy. When you receive possession of an apartment, perform a move-out inspection.
- Work closely with the property management team to maintain and operate the property and grounds at a level that meets the company’s objectives and satisfies tenants so they are inclined to continue as tenants.
As part of benefits, an apartment unit is provided to the Superintendent.
- Perform assigned work orders and record information in software systems
- Make repairs in tenant's apartments, the building's common areas, and exterior (including basic electrical, plumbing, carpentry, painting, plastering and drywall).
Replacing ceiling tiles, light bulbs, light fixtures ballasts.
- Replace and repair inoperable appliances
- Unclog drains, repair and replace plumbing fixtures.
- Minor masonry repairs.
- Open and close the laundry room, and other building rooms and spaces.

Minimum Qualifications
- High school diploma or general education degree (GED)
- Three (3) years of experience as Building Superintendent or Maintenance Technician; previous supervisor experience preferred
- Customer service skills
- Excellent organization skills
- Able to multi-task
- Able to work in a team environment
- Able to read and interpret documents such as procedures, work instructions, manuals
- Able to write routine reports, inspections, work orders, incident reports and letters
- Good computer skills
Physical Demands and Work Environment
- Able to operate equipment, machinery and tools (wrenches, hammer, broom, snips, hand trucks, step ladders, blowers, shovels, etc )
- Constantly required to be on feet / standing
- Frequently is required to use hands or fingers, handle or feel objects, tools, or controls.
- Frequently required to walk; sit; balance; crouch; push and pull objects; bend; and reach with hands and arms. Climb ladders and stairs.
