The fund was recently acquired by JPMorgan Asset Management-joining an $80 billion platform that manages real estate assets across a range of equity and debt core, mid-risk and opportunistic strategies on behalf of institutional, sovereign and high net worth investors.
The Fund has $250 million of institutional, committed equity and will seek to acquire up to $600MM of net leased assets in its first fund.
Trio focuses on partnering with middle market companies to complete sale leaseback transactions ranging from $2 million to $20 million.
Trio was founded by Chad Tredway who is the incoming Head of Real Estate Americas for JPMorgan Asset ManagementIn this role, you will be primarily responsible for sourcing net lease transactions for Trio Fund I .
Successful candidate will originate $150-$200MM of sale leasebacks in the first 12 months.Job Responsibilities Sourcing and origination of net lease investments Identify and build diversified sourcing relationships and network-including brokers, private equity firms, and direct middle market companies Support underwriting and due diligence process Support transaction negotiation and deal closing process Manage pipeline while directing and setting priorities for analysts and closing coordinator Work with Operations to develop and define sourcing process-leveraging technology and data tools Required qualifications, capabilities and skills 7+ year's experience in Commercial Real Estate 3+ year's experience in net lease, private credit or other relevant industry Existing private equity and / or net lease broker relationships Demonstrated ability to build relationships / influence decision making Ability to manage high volume of deal flow / transactions (target state : 6-8 deals / month)Ability to communicate clearly and effectively-tailoring communications to target audience Ability to organize thoughts, develop plan, execute strategy and adjust course with little direction Highly motivated, energetic and creative
