Job Description
The Project Manager- Commercial Construction - DC Metro will be responsible for :
- Managing the construction and / or design / build workflow process starting in the project origination phase, to include : estimating, negotiation, contracting, buyout, construction administration, financial management and closeout;
- Meeting with Owners, Design Professionals and other stakeholders to determine project requirements, manage client satisfaction, and take immediate action to respond to problems and concerns;
- Acquiring and managing all building permits and other regulatory prerequisites (when required);
- Visiting project work sites, to assure safety, quality, cleanliness and to manage the overall contracted scope of work;
- Preparing, negotiating and managing cost estimates and proposals related to the change management process (and the entire projects based on size, complexity and time available);
- Evaluating projects for constructability and value-engineer cost savings;
- Creating and developing critical path project schedules to establish a baseline schedule that includes buy-in by all relevant stakeholder using either Primavera P6 or MS Project scheduling software;
- Driving project performance to include updating project schedules and the ongoing identification of impacts caused by changes to the critical path to justify time extensions when needed;
- Working in cooperation with the Project Superintendent manages the development and communication of look-ahead schedules;
- Implementing strategies to subcontract or self-perform the various aspects of a project to achieve the projects objectives of price, schedule and quality;
- Negotiating contracts, subcontracts and purchase orders to assure that all project goals are being addressed;
- Proactively identifying issues that could lead to problems and facilitate solutions

The Successful Applicant
The Project Manager- Commercial Construction - DC Metro will have :
- 5+ years of experience as a construction superintendent in commercial construction.
- Knowledge of commercial construction practices, techniques, and materials.
- Strong leadership and management skills, with the ability to supervise and motivate a team of construction personnel.
- Excellent communication and interpersonal skills, with the ability to effectively communicate with project managers, architects, engineers, and other stakeholders.
- Strong problem-solving and decision-making skills, with the ability to quickly identify and resolve issues on site.
- Thorough understanding of OSHA regulations and other safety requirements.
- Proficiency in Microsoft Office and other project management software.
